Good Building so so neighborhood
Former Tenant
Pros:
Responsive with repair requests, pets ok, welcoming community, easy dealing with management.
Cons:
Deal with the management dept. not the leasing dept. Update management for amenities n the middle of our lease and charged double even though we had contract for whole year.

Not bad but also not great for a "luxury" building
Former Tenant
Pros:
The views and the amenities.
Cons:
One of the doormen stalked my roommate and I, one of my neighbors directly across the hall from me was an adult film director and would host loud "sex parties" leaving the whole floor smelling of stale beer and cigarettes with questionable guests coming and going. Super far from any subways, bus is right outside but it's unreliable and often either 10 minutes early or late.

Nice building to live in
Former Tenant
Pros:
Front desk staffs are friendly, maintenance teams are promptly to fix things when requested.
Cons:
It’s quite difficult to catch the shuttle bus schedule. Gym membership is a bit overprice for the size of the fitness center.

Amazing building bad neighbors!
Former Tenant
Pros:
The building is amazing! Rent it’s reasonable for how well kept the building is and how fast your needs are address. Everything beautiful about the building comes with a price.
Cons:
Location a little bit due to noise even tho the windows have strong glass. All the amenities you see that are amazing during your tour, well they forget to tell you that every single one of them comes with a price and it’s not included in the rent. I don’t know how the select tenant but the neighbors are a BIG down side. You have from nice, well manner people to the big majority being rude, unmannered, and dirty neighbors who still laundry.
Advice to owner:
Select tenants through a more rigorous review plan. The building and management are a delight. The neighbors can make you want to run out of the building. Also, it’ll be wise to disclose that the amenities are not included and the price when offering the tour.

River Place, good experience
Former Tenant
Pros:
Like the view, close to everything, good amenities, clean, responsive management
Cons:
Street noise, not enough space for bike storage
Over 2 years ago
Good amenities, good building, scummy management
Former Tenant
Pros:
Great amenities, great lobby, friendly staff, nice bright apartments
Cons:
The walls and everything else inside the apartment is cheap, management is scummy and is only incentivized to get new tenants in.
Advice to owner:
Actually care about loyal tenants.

Great place to live
Former Tenant
Pros:
Building guys are great. Super helpful and friendly. Maintenance guys are quick to come and fix things if needed. The views are also really good.
Cons:
Sometimes your neighbors suck but there's not much you can do there. For example, I have a neighbor who almost burned down the building or another neighbor who incessantly hammers things.
Advice to owner:
Enforce the no smoking in the building policy.

Modest building in NYC
Former Tenant
Pros:
Good location and silent
Cons:
Old and smelly refuse room
Spacious units, amazing amenities and professional staff
Former Tenant
Pros:
There are 2 tennis courts, a basketball court, a 75ft swimming pool. The units were all recently renovated and are most spacious than the average in New York for the price point. The building maintenance staff, concierge, management office, security, leasing office are all incredibly good. You can tell the management really cares to have a building where the tenants feel at taken are of.
Cons:
It has large windows but not floor to ceiling.
Advice to owner:
Keep up the good work!

Cons:

Great building management
Former Tenant
Pros:
Everyone from the porters to package room to security is great! Maintenance orders are fulfilled on the same day. There’s a central phone app that handles all communication (ex: allowing access to back up key for housekeeper). You can’t hear your neighbors and they can’t hear you! I’ve never had any issues with bugs, etc. Everything in this building is in tip top shape!
Cons:
The leasing office is inflexible and not customer service oriented. Avoid working with Maja if possible.
Advice to owner:
Stop treating tenants like numbers, be more flexible when asked.

One of my favorite buildings!
Former Tenant
Pros:
Dogs are welcome; amazing staff; easy lease renewals; maintenance on call 24/7; huge on site gym and tennis court; lots of cabinet space; usually separate kitchen; dog park; kids playground; amazing outdoor space; spacious apartments (my studio was huge); never have to wait for the elevator (there are 8 of them - 4 in each of 2 wings); laundry on each floor; numerous grocery stores in the area (an amazing one in the neighboring building); lots of building events and promos.
Cons:
Things can get pricey - you have to pay for lockout keys; parking spots are really expensive;
Advice to owner:
I honestly have nothing to advise them, I loved my experience in that building.

Great if it wasn’t for the smoking
Former Tenant
Pros:
Very responsive management
Cons:
Smoking goes through the walls
Relaxed living by the river
Former Tenant
Pros:
The staff and residents are so friendly. The apartments are large with lots of storage. Quick response with any maintenance issues. The amenities are top notch. Many residents have lived here since the building opened. I love living here.
Cons:
Can be loud at times since there is construction at Javitz and the boats on the river but overall not a big deal
Advice to owner:
Keep up the good work
Nice building, nice staff, pricey
Former Tenant
Pros:
- Friendly reception team
- Service/maint requests resolved quickly
- Generally nice, normal people in the building
- Established building management team so it’s easy to work with them
Cons:
- Not enough elevators for the building size
- Overpriced; could get a similar apartment cheaper elsewhere
Advice to owner:
Lower prices.. be proactive about reducing rates during COVID especially
Over 2 years ago
Not a home, feels like hotel, amenities are extra.
Former Tenant
Pros:
Had a public patio on a higher up floor I forget it which that would give GREAT views.
Monthly activities for neighbors.
Mail room was convenient with trash can nearby.
Front desk held packages
Pretty lobby.
Steam room, and sauna were nice. Gym itself was nice.
Cons:
The patio available on the higher floors had no chairs. So you could only stay there for so long. Gym and pool are not complimentary to people who live there, you have to pay like an extra 600. Which makes
Me wonder who would go if no one paid. Also the pool tasted SALTY! They wouldn’t make people shower before getting into the pool. So they would just jump right in after coming out off the treadmill and or leaving the sauna.
Apt was TINY. And a humming noise would come from a mechanical closet up stairs. Laundry machines didn’t clean well. Late fees on late rent which is so conniving to
Me. You got your rent. Person who showed me the apt when I moved in was condescending. Showed the supermarket next door, and thought I would be flattered when she told me the men who worked there were looking at me. When I was trying to read through the lease she would openly roll her eyes and say things like “all this stuff is in your copy” I’m much happier in my pre-war building in northern Manhattan with a spacious 1 bedroom. My living room now was the size of my whole apt here.
Advice to owner:
No advice , I think you know who your target clientele is. And it isn’t New Yorkers.
