The location is nice and the apartments are generally large.
Cons:
Where to start? This building was a conversion years ago and the company skimped in lots of places to save money. The put in toilets from a Canadian company that doesn't have a US Distributor. So when you want to replace the toilet seat, you can order it from Canada, except the company discontinued this toilet. So forget it. They advertise high-end appliances, but don't tell you that they put in washer/dryers that literally nobody has ever heard of. Forget about getting parts for them. You'll end up having to buy your own and then leaving them when you move out.

The building has a venting system that draws air into your apartments. Despite this, the entirely incompetent condo board has refused to make the building non-smoking. The board is controlled by the company that converted the building since many of the apartments are still owned by them so they have control over the voting.

Speaking of the board, it also steadfastly refuses to do anything about the (several) pitbulls that are in the building. I was always terrified that something was going to happen to a child and the board flat-out would not take action. Even NYCHA doesn't let certain dogs in their buildings. But 75 Wall's board couldn't care less.

I would strongly urge anyone consider moving into this building to stay far away. It's a mess.

Replace the condo board, get a new managing company.

Staff are generally wonderful, the rooftop is amazing when available. (it regularly gets reserved for events by outside entities and tenants cannot use it then, often with little notice), Basic repairs are usually handled in a timely manner (used to be better, though). Huge windows. Excellent storage space. Honestly, all the dogs in the building might be the biggest pro.
Cons:
The management company that owns many of the apartments can make life difficult when needed repair issues arise - they will also put rented apartments on the market for sale with no notice, thus terminating leases. There are very bad condensation issues around the windows that make the walls/paint peel and bubble and increase the risk of mold. The bathroom vanities which have obviously been in place for years are all rusted and kind of hideous. In general, the cheapest solution is often used to 'fix' things in apartments and it shows.
Advice to owner:
Treat your tenants with more empathy and respect in general. Deal with the structural issues that cause leaking and lead to mold.

- Great staff, loved every single person from the front desk to the freight elevator
- Great roof deck with amazing views
- Respectful and friendly neighbors
- Nice (but small) gym

Cons:
- Pretty consistent elevator issues
- Utilities not included so you will end up paying more than you bargained for by the end
- Crappy in unit washer dryers that take many loads to dry anything, even small loads
