Worse than you’d expect
Former Tenant
Pros:
Doormen are great. Deserve a raise.
Cons:
Whole bottom floor is full of flies from trash. Super can’t even be bothered to respond to VERY basic and VERY easy fixes. Had to jam a screwdriver into the GFC outlet reset button to make it work. Bathroom seems to vent cigarette smoke or some other chemical odor. Shared outdoor space is loud as hell during the summer due to some sort of mechanical equipment in the courtyard. Constant noise at all times. Killed 4 cockroaches this week and we live VERY clean. Super insists any problem is the landlord’s fault and will not attempt to fix anything. When I moved in I scraped what must have been two decades of window filth off the outside of our windows. A month after we moved in, scaffolding went up around the entire building and seems here to stay. They advertise that heat is included but we’re paying our own heat. Equipment in downstairs gym is frequently faulty and sometimes the heat in there is like 80 degrees. Unit seems sort of slapped together and half-assed renovated. Can’t get the super or management of any kind to respond under any circumstances.
Advice to owner:
Get a clue.

Great place to live if you can handle the small space
Former Tenant
Pros:
Quiet neighbors, appliances work great, management responsive
Cons:
Had a mouse problem for a few months but hole in a/c unit was fixed and that did the trick

Leaving because of management
Former Tenant
Pros:
Good apartments and lovely doormen.
Cons:
TERRIBLE management of issues in the apartment. We lived 5 months with a broken fridge because no one would respond to us. Took them weeks to replace lights and our patio door hasn’t been properly sealed in months and now we have a pest problem. There’s also a rat problem in the building. They also raised the rent over 15% back to back years and the apartments certainly aren’t worth what they’re charging. Don’t trust them for a second.
Advice to owner:
Respond to your tenants and take care of their issues and you won’t get so many emails.

Water pressure and location are the only redeeming qualities
Former Tenant
Pros:
The location and water pressure are great. I also like the finishes HOWEVER please read below for cons.
Cons:
Almost every apartment on the 3,4 and 5th floor has mice and TONS of roaches. I know this because I’ve been living here for 4 years on floor 4 and have friends in the building. Management does nothing to deal with these pests and I have personally spent over $1000 on exterminators to no avail. AVOID AT ALL COSTS IF YOU DONT LIKE PESTS.

Solid apartments, very slow response times from management
Former Tenant
Pros:
+ location
+ size
Cons:
- management very unresponsive when it comes to issues
- takes ages to get things fixed
- fairly expensive

Love it here but hate the roaches
Former Tenant
Pros:
New, gym, doorman, right by the subway
Cons:
despite keeping an extremely clean home I seem to find roaches you’re around and have now started seeing mouse droppings. Even though I ask for the building to come spray I don’t feel like it’s getting any better. This is the one thing that I really can’t stand about this building and I’m not sure if other people have experienced it but I’m sure they have
Advice to owner:
figure out the pest problem

More Pros Than Cons
Former Tenant
Pros:
Great Staff at the building!
Cons:
Hard to get a response from management

Great Apartment within LES
Former Tenant
Pros:
Very friendly and helpful doormen, great package delivery system, in unit washer/dryer,
modern building with newly renovated units and gym, good soundproofing, excellent internet speed, good bang for your buck, great food nearby in Chinatown.
Cons:
Had rodent issues. Neighbors are mostly mid-20s so there is a bit of partying but the soundproofing is better than most apartments I’ve seen so not a huge deal. I prefer this neighborhood to Murray Hill by a mile but it’s still very young/rowdy.

Horrible super & staff
Former Tenant
Pros:
Close to the Seaport
Cons:
The super is lazy, does not know how to fix things, and retaliates if you complain to management by spreading false rumors about you.
Advice to owner:
