Great building, good management

Pros:
Management is responsive and kind. Doormen/Front office security are some of the sweetest people ever GORGEOUS rooftop views
Cons:
Can only move in/out on weekdays during work hours which is a HUGE struggle as you’ll have to take off work. They also say you can only receive large packages on weekdays, but we haven’t had an issue with this.
Have to pay for the gym, but it’s at a good discount compared to nyc gyms

Great Units, Building Staff, and Location

Pros:
I've thoroughly enjoyed my time living here. The units are renovated, the building as a whole is well-maintained, and the staff (super and doormen) are friendly, professional, and excellent at their jobs.
Location cannot be beat with respect to transportation.
Cons:
The building is across the street from City Hall, and most businesses in the immediate vicinity are open during weekday business hours only.
The amenities are dated and there is a yearly fee to use the gym and lounge. Laundry is expensive ($4 a machine).
If your unit has the white countertops, be warned that they stain very easily.

Doormen were very nice and kind. Doormen 24/7 - good for sense of safety
Cons:
Area is not great. Does not let you move in on weekdays. Rent is usually offered with months off, but always just gets jacked up to full rent price at the end of the first year even though the full price is not what they would get in the market
Advice to owner:
Need to be more understanding with tenants about moving furniture in and out of building .

Apartments facing west towards the courtyard can be a bit dark throughout the seasons.
Advice to owner:
Consider lowering amenity fee for the gym.

Overall, building is extremely well maintained. I never had a pest problem and water pressure/temperature was never a problem. Concierge staff at the front was nice and Anthony got the job done.
Cons:
It was a hassle to get furniture delivered and picked up because of restrictions around using the freight elevator
Advice to owner:
Renovate the apartments, better responsive time over email, better coordination around the freight elevator

Staff works hard to keep the place clean and everything working. Maintenance requests handled in a timely manner. All the staff is extremely nice.

Luxurious building, awful management

-beautiful building that has started to be filled with young people and a young energy -Doormen are very helpful with packages -Convenient location to the 4-5-6, Soho, Chinatown, Little Italy, Nolita, and Tribeca -The roof
Cons:
-Doormen are not very attentive at preventing strangers from entering unless people “look” like they “don’t belong” -Management & The Super, Anthony, along with the building rules. They are some of the worst people I have ever interacted with when it comes to any unit repairs or moving. In regards to moving, you are not allowed to move larger items in or out before 9am and after 3pm (impossible when you work full time!). We hired movers to come at 12pm and got the approval from Anthony. When the elevator was broken, he sent the service elevator workers to go get lunch. We were prohibited from using the normal elevators and movers were not allowed to pile items in the hall outside the elevator for fear of “scratching the walls”. We were paying the movers by the hour, essentially to sit there and twiddle there thumbs until the service elevator workers returned and Anthony let us move. When we asked for a dolly to move out the mattress at the end of the day (~7pm), Anthony threatened to call the police on us for not “following the rules”. Absolutely ridiculous, rude, and impossible to do when having a tight work schedule.

Cons:
Nothing specific that I can think of; the location is not the best but it is close to a lot of other great areas!
