Great units but too expensive given the quality of the building amenities

Pros:
Apartment unit itself is very well updated
Cons:
Building management is hard to get ahold of. There’s also a high percentage of college students living in the building who tend to leave messes in the common areas. There’s often a lot of construction noises as the building is constantly renovating apartments and fixing issues.

The layout of the apartments is nice, good location
Cons:
Management is basically non existent. Frequent water shut offs, no announcements on construction going on in the building. They prioritize meaningless things such as taco Thursday when it’s much more important for residents to have water access, functioning elevators and not inconvenienced with months long construction work for apartments (one 1 bedroom apartment with kitchen and bathroom update takes about 6 months, one and off constantly)

Forget the stupid community stuff and communicate with residents

I don’t have any pros.
Cons:
The elevators have not functioned reliably since at least 2018: the management needs to completely replace them AND also consider that buildings of this size usually have 7-8 elevators, not 4 (of which usually 2 are not available). Management will tell you it’s a temporary problem. It’s not. You will always have massive waits. Literal physical fights have broken out over the elevators.

Some units are remodeled 2 elevators are usually running.
Cons:
1B electric bill - $425/mo, amenity floor - $100/mo, Times Sq & fire station sirens 24/7. 2/4 elevators creates 10 minute commute from lobby to unit. Leaving rent control program in 2024.

The construction rider is fraud and you have been reported to the housing authority.

Location, some of the receptionists were nice
Cons:
Worst management and attention ever. This building is managed by the worst company in the entire world and absolutely would do anything to make your living situation a living hell. Find somewhere else to rent, this place is not worth it

Listen to your tenants, stop being arrogant and actually care for your apartments.

Great for a short term rental

Great location.

Remodeled units have a washer/dryer, albeit in the kitchen….

Bedroom fits a king bed which I wanted.

Long serving doormen are great.
Cons:
Electric bill for a one bedroom is approx $350 a month.

Heat is shut off if the weather forecast is above 56 degrees. 56 degrees inside your apartment is cold! (Bought an electric space heater)

The hot water supply to the shower is never consistent. Shower alternates between scalding hot and cold.

The remodeled units have a mini camping fridge. Why would you spend tens of thousands of dollars and not out in a full size fridge?

North facade faces Times Square, South looks over an active NYFD fire station. It gets loud from any direction.

Loved the supers and the desk people but management. Views for higher floors were nice as well.

Management was atrocious and complains were never heard.

The apartment I had, the G line studio, was really nice. Had windowed kitchen, bathroom, alcove, and price was reasonable.
Cons:
Elevator keeps breaking down. Sometimes you have to wait for 30 mins for one, and that’s happened more than once. Management was okay but not super responsive.
