Okay place to live

Rooftop was amazing
2BR was spacious and clean, 3BR were tight but manageable.
All rooms had balcony access.
Backyard was also very spacious & well kept
laundry switched to digital which was very important qol
No rats or bugs
Cons:
BIGGEST issue: The widespread crime in the area. Constant package theft with little to no repercussions, & breaking/entering almost on a weekly basis that escalated to theft of possessions later on in the year.
Heating wasnt the best
Neighbors could get rowdy during weekends due to the rooftop
Advice to owner:
Be more responsive. Sometimes you guys are good and reply, other times you just disappear for weeks on end with no solution. Most of the occupants are young kids paying a premium to live in nyc while dealing with issues about not feeling safe in their own homes. These properties arent cheap, safety should be the #1 concern before any amenities.

Management Will Make Your Life A Living Hell

Pros:
Nice new building with an elevator, roof, laundry, and a cute little backyard space.
Cons:
Tiny tiny a tiny units. Must be okay with living on top of tube roommates. The management company is evil and will ignore you. They are definitely doing something illegal - once we got a note from ConEd that they were going to shut off the power in the halls because Liberty hadn’t paid a $900 bill. The washing machines are constantly out of order and they are slow to take action. Living here is fine as long as nothing breaks, but the second something goes wrong, you’re screwed. O Platt could not care less about you - her and everyone else who work for this company are greedy assholes.
Advice to owner:
Have an ounce of decency and fix things when your tenants ask. Don’t make people ask over and over and over and over and then tell them you’ll send someone only to not do it!

Decent building in a great location

Pros:
Well insulated, good location, no major issues with utilities, cleanliness, etc. Really great roof deck.
Cons:
Apparently there’s a lady who goes around stealing packages from this building, and nothing has been done. Beware - I’ve had 3 taken already. Also the elevator is poorly maintained.

No pest issues, good location and new kitchen
Cons:
Extremely high utilities fees due to heating system. Bad response rate from management. Not energy efficient at all, expect to pay $300+ to con ed per month.

-building manager is an absolute d***. Be warned with that.
-elevator gets stuck weekly
-loud
-sketchy street
-witnessed 8 cars get broken into right outside the building
-maintenance isn’t great
-Rooms are TINY
-no living room
-tiny tiny kitchen
-2 washers and 2 dryers for the entire building so good luck getting them freed up
Advice to owner:
The building payed for itself a long time ago. Invest some money into making it better.

Good for first building, especially for frat bros (or those who love them)

Pros:
- GREAT rooftop; the not so fancy kind. It has decent enough furniture and no rules
- full of fun early-mid 20yo which is a pro or con… depending on who you are
- never had an issue with cockroaches, rats, or bed bugs
Cons:
- hope to god that you never have to get the super to fix anything for you. My roommate had a broken screen on her window for 9 months… we moved out before they ever came to fix it
- parties on the roof often mean noise on Friday/Saturday nights
- the area got slightly sketchy at the start of COVID with everyone leaving
- there’s often beer cans/bottles left EVERYWHERE on the roof or in hallways
Advice to owner:
Control the tenants that leave the roof a mess & pleaaaase be more responsive to fix requests

Pros:
-The roof access is a huge plus (great view of Empire State bldg), and allowing pets is also great
-kitchen was brand new and clean, but very small
-the street feels safe (contrary to what another reviewer has said), it’s right across from two public schools and there are constantly police around. I never saw a car get broken into in my year there
-fun and vibrant neighborhood (great for college-aged or recent grads)
-balconies are a part of the unit which is great! (But attached to a bedroom, not the main area)
-laundry in building is decent, but only two washers and two driers for whole building does get a little crowded at times
Cons:
-Very expensive for a lack of good services and for the amount of space you’re getting (gotta love Manhattan, am I right?)
-The elevator is a plus, but it is absolutely terrifying to ride on; there’s lots of noise, grinding against the walls, and sudden drops, but to my knowledge it hasn’t injured anybody and it passes inspection
-Lack of a good package/mail system, packages were stolen constantly
-Lots of loud parties and drinking happens on the roof late at night
-Maintence is timely but pretty bad work, not fixing underlying issues but just patching over it and hoping it doesn’t come back (like our leaky roof that they painted over but then the leak came right back)
-I’ll say it again; the rooms are tiny. Barely enough room for a bed. The closets are somewhat decent in capacity, but also on the smaller side
Advice to owner:
-Fix up the place! For the price being paid, there ought to be much nicer amenities services. Or lower your rent.
-Learn how to respond to your tenants; this should be simple!
-A better system for packages would be really great. A locker system, maybe.
