Great Building in your 20s

Pros:
Great building and decent amenities for a competitive rate. It's a great building to live in during your 20s - lots of young professionals and amazing rooftop
Cons:
Doormen are incredibly nice but security has gotten worse over the years. Visitors were always required to check in previously, now people walk right by the front desk to the elevators

Great on a daily basis -- not great management

Pros:
Clean building, great units, great well maintained amenities, 24 hour very helpful doorman service, very fast with maintenance requests -- pretty much anything "daily basis" things are top notch.
Cons:
Managment and emergency response are not great (non "daily basis" things).
Management is very very very slow to respond, generally unreachable and (at least for us, historically) very unhelpful. Whether we're asking about moving to a different unit in the building, asking for rent extensions, trying to figure out a lease renewal situation -- expect whoever it is you're supposed to be contacting to not pick up your calls, take 1-3 weeks to respond, and not be accommodating of whatever it is you need.
We had a fire in the building, laundry machines all burnt down and air quality throughout building, especially on third floor was quite bad for an extended period and the building's main response overall was "it's not that bad, stop messaging us". No help with laundry, no rent reductions, no early lease breaks for folks with health conditions etc.
Advice to owner:
Staff is great, management is bad. Stop not helping people.

Expensive but OK

Does the job and the management people are very nice
Cons:
Very expensive for what it is — including a very mean leasing office, the laundry room is a disaster, its a mess and half the machines never work, and things are always breaking (but they’re pretty responsive at least)
Advice to owner:
take better care of the laundry room it’s such a headache!!!

BEWARE DO NOT RENT HERE

HORRIBLE MANAGEMENT. DO NOT SIGN HERE. There is a hidden "tax abatement fee" for about $500 that they tack on to your rent, so the rent stabilization is not really the case. I was a tenant for 3 years and when I tried to argue the rent increase with various cases in the area including lower rents in the actual building, they did not budge but will offer months free to new tenants. Expect your rent to increase drastically. My lease ended in May and they charged me for June rent by adding a balance to my account even though my lease no longer exists and refused to reverse it saying that I should have stopped autopay in their system. They have dodged all of my calls and when I finally did get someone on the line from billing they told me accounting never closed my account but they dont know who is in charge and that they do not have a boss or a supervisor???? I now have to wait weeks for them to reimburse me via a paper check while they hold onto $4,300 and I DO NOT EVEN HAVE A LEASE ANYMORE. After I moved into my unit a large crane went up in front of my window and a rooftop bar opened right next to my bedroom. The elevators are extremely unreliable - there is always at least 1-2 down and can take 15 minutes to get an elevator to your floor. There was also a fire in the courtyard and they closed the laundry room for months. When I left in May it was still not open. The leasing office is extremely unresponsive when you need to contact them as well and you will have to follow up several times. They will not call you back, no matter how many times you email them to call you or leave messages. They think its funny - Anne from billing was practically laughing at me regarding the erroneous $4300 charge.
Additionally safety is a huge issue - I was in my unit when the fire happened and not a single alarm went off as my unit filled with smoke. However, the alarm went off every time I turned my oven on. I called the front desk and was hung up on. It was extremely alarming and I am grateful it was not a bigger fire. I had to follow along on the citizen app to see the status.

Cons:
- very poor insulation in the windows, let’s in a lot of noise even at high floors (impacts cooling and heating - laundry machines are disgusting - terrible insulation in walls can hear neighbors - gym is rundown and old, fairly small. But not better than a hotel gym to get a workout in - Construction next door is brutal 7 days a week if you like peace this is not for you - A bit too expensive for value - Management will not work with you
Advice to owner:
Replace or fix insulation in windows ASAP Make amenities 24/7 Consider renovating t he gym Also would be a plus: Consider adding a sauna and hot tub in pool area

Cons:
The elevators can be slow, seems like one is always out of service resulting in a line in the lobby.
Construction on Platt led to a lot of noise.

- Full amenities, including a rooftop with a beautiful view, gym, and pool - Maintenance requests typically handled within 24 hours - Spacious kitchen - Fairly quiet street - Allow flexing of rooms with floor to ceiling walls (saved good money by flexing a 2 bedroom) - Easy access to both west (ACE123) and east (456) subway lines
Cons:
- Location isn’t cute at all - Elevators can be a bit slow especially if one of the three elevators servicing your floor are broken (which happens often)

Small but nice

Doormen are nice, 24/7. Elevators work well most of the time. Package room is managed by doormen, never had problems. Nice rooftop, gets cleaned regularly. Apartment was clean and looked newish when I moved in.
Cons:
Gym and pool are kinda small, I got a gym membership down the street. Some street level noise from crosswalk signal. Blinds don’t filter out all light, I bought blackout blinds. Windows don’t insulate, gets a little cold if you put your desk there. Can hear neighbors having sex, walls are kind of thin. Apartment had the fiber-optic box torn out when I moved in, had to get another installed.
Advice to owner:
Streamline communications in the leasing office. It was hard to reach people who were knowledgable about my lease at 2Gold, they work at TFC.
