Pros:
Close to the bus system Building staff CARE ABOUT YOU and are so nice and helpful -- Genaro would do anything to help. Trash chute is large and well-kept Laundry is kept very clean and the app system is GREAT Deliveries are very organized
Cons:
The facade and terrace fixing has taken longer than they said. Wish it was done but oh well.

Nothing works. Bugs. Water, Heat and Elevator Issues

Cons:
Everything breaks or doesn't work consistently. I have lived in a number of buildings over 20 years of renting in New York city. I've never had a building with so many bug, water, heating and elevator issues. Management company is rude disrespectful, non responsive and will threaten legal action for a good tenant if you are 1 day late on the rent. Stay Away from Cooper Gramercy and Dalton Management!
Advice to owner:
Fix the issues and you can't keep blaming ConEd when there is no heat or water.

Worst Management Company In NYC

On site staff is good.
Cons:
The management company is the worst in Manhattan. The building internally is falling apart. Water is undrinkable and there's a water/flood related issue often. Elevators are always broken. Heat is often out. Management doesn't care about the tenants, the building or their own on site staff. Stay away! Pay a little extra to stay at a "real" doorman building.
Advice to owner:
Care about your tenants, the building and your staff.

The doormen and maintenance team are all great and friendly. They’re quick to respond to requests and questions.
Cons:
Awful, unresponsive management. Nelly Narvaez, the main point of contact is impossible to reach and never apologizes for responding weeks later. When you do reach her, she’ll deflect questions to “upper management” who you have no way of contacting. The apartment also has terrible soundproofing.
Advice to owner:
Be better human beings.

The biggest room you can get

24/7 doorman (all very friendly and learn your name asap) Safe package delivery and storage area The biggest room in the 2 bed/ 3 flex was only $1640 with tiered rents for the other two rooms being less, but those rooms were also very generous in size. Full size fridge & dishwasher Great storage Bus stop right outside Walking distance to EV, LES, Flatiron & more fun places Great views Outdoor space
Cons:
Roaches in the water damaged bathroom vanity. Requested pest control & new vanity, but they refused Dishwasher broke and took over a month and a half to get the part replaced when we had to ask them repeatedly for updates. Not very close to any subway stops On loud corner since it’s close to a police station & hospital

Ideal location, doormen are so sweet, fantastic building, never had issues, great light, big apartments.
Cons:
The woman who managed the building was a little hard to get a hold of sometimes but honestly the doormen were so helpful it wasn't a big deal.

Building management is extremely unresponsive. It is ridiculous at times. Getting a hold of them for anything via phone or email is next to impossible. Also one elevator always seems to be in use for packages or garbage pickup which can be frustrating

Doormen and porters and super helpful, building js clean and rent is reasonable.
Cons:
The Management is unresponsive! Like won’t respond for weeks unresponsive and the voicemail box is full.
Advice to owner:
When things are going smoothly the building is pretty good however when anything goes wrong it’s impossible to get in touch with management.

The lease process was difficult due to unresponsiveness from the building manager, but they were in between building managers when we were going through the process.
Cheap laundromats at mezzanine level which is nice, 2 working elevators, but no freight elevator which means at certain times of the day effectively 1 elevator is running. Ie: if someone is moving in, trash is being taken down or packages are being brought up.
Apartments are nice and decent size and kitchens have been recently renovated. Bike storage is a plus.

Don’t raise the rent.

Cooper Gramercy: Blessing and a Curse

Doormen are amazing, staff are reliable and always able to assist. Building has made some nice upgrades and is located in a fun part of Manhattan, close to mid town, east village and flatiron.
Cons:
Management company was a disaster, I lived there from 2011-2018, sad they let go of an amazing tenured doorman 20+ years because a tenants baby crawled and touched a radiator. He, Jonel, became the scapegoat. The location is super sketchy as there is a methadone clinic on 26th and 2nd and all the addicts post hit, go to the deli next door for their cigarettes and coffee and loiter in front and to the side of the building. Super loud with sirens and horns. All good restaurants and bars around have closed.
Advice to owner:
Lower rent, pay doormen and maintenance staff better rates, upgrade terrace. Create a better living environment for families.
