Most of the building staff is fabulous. We like the location and our neighbors in the building. We’re about to sign a lease on another place in the neighborhood with more professional management.
Cons:
Management is a nightmare. The worst we’ve ever experienced. Check out their record. The building super is dishonest and corrupt. Neighbors have even worse things to say about him. Far more serious. The maintenance man is very very bad at his job. Leaves things more broken than before he “fixed” them. Every time. We like all the rest of the staff except for the weekday doorman who brags to tenants that he will never be fired because he’s got a deal with the super. And he should definitely be fired. They both should.
Advice to owner:
Please pay closer attention to the super and to Fetner. This is no way to run a building. Youre going to get sued if you havent been already.

Some very nice people live in the building
Cons:
The building is across the street from Holmes projects. The neighborhood is increasingly dangerous - not just at night. LOTS of pit bulls and other dangerous dogs in the projects.
There are multiple homeless people living and sleeping on First and Second Avenue
Building super is arrogant, and is fond of diamond and gold jewelry., including a diamond gun he wears on a chain around his neck.
Rental agent will lie to your face
They will never wash the windows
They actually nail the windows so they can only be opened a couple of inches!!!
They managed to take the building off rent stabilization - even though their 421A was extended until 2028 - and then raised rents as much as 40%
The laundry room is dirty
The halls are very rarely vacuumed
Dog owners have to walk in and out through a dirty service hall
Because of super's policy, front desk staff are forced to stand for their entire shift - and sometimes for double shifts of 16 hours.
The street noise level is horrible - CONSTANT sirens, trucks, incredibly loud motorcycle gangs riding up and down the avenue.
Huge Fireworks before, on and after the 4th of July go on all night long.
Advice to owner:
Get a super who doesn't take kickbacks

Many apartments have water views
Cons:
The building is no longer rent-stabilized. It is now "market rent" and some tenants have had increases as high as $1500 a month on lease renewals!
Landlord doesn't wash the windows in apartments and so they are filthy.
ACs don't cool. Not surprising because they are old and energy inefficient.
The noise level on first avenue is incredibly loud. Trucks can't use FDR drive so they bump and honk up 1st ave. day and night. you can hear the FDR drive loudly 24/7
The street has a *serious rat problem*. You'll even see them during the day.

Don't be so greedy.

Pros:
This was a good place to live and the front desk, maintenance, and security staff were all great. Any repairs were handled promptly. The unit was nice and updated.
Cons:
The unit was overpriced for what you got. The amenities were also pretty overpriced. The garbage rooms were sometimes overflowing with garbage, but that wasn’t too often.
