Ok but loud and overpriced

Pros:
- Apartment size was decent
- Doorman and building staff were friendly and helpful
Cons:
- Heater and AC were unreliable, had to request repairs 3 times over a single year
- The windows are not soundproof at all, traffic noise outside is loud and often nonstop at busy hours (rush hour, weekends, etc.) — this seemed to be an issue for all units even on highest floors
- Plumbing has issues, sinks and dishwasher were often backed up and flooding
- Access to gym, lounges, and rooftop cost $450/year — gym is very small and has no AC
- Overpriced for the quality of the units and building

Roaches, unit was not cleaned

Pros:
The heat in the unit works great.
Cons:
The unit was not cleaned prior to our move in date, despite having plenty of time to have done so. The unit has a roach issue (approx 8 roaches a day are sighted, so I don't even want to think about how many are around that I don't see).

There's also a construction site on the opposite corner that tends to make loud jackhammering noise at ~11pm-12am.

Street noise is endless at the intersection of port authority and Lincoln tunnel.

Our stay was good in every regard except for flooding and management
Cons:
Flooding and management made the building horrible. Management was unresponsive and our room/bathrooms flooded 3 to 4 times. Destroyed some of my electronics.

Be more responsive

Great building staff, terrible leasing office and maintenance

Pros:
Doormen/concierges are amazing and super helpful, building has good heat, the apartments get a lot of sunlight.
Cons:
The leasing office is super unresponsive, e.g. trying to get them to respond any request requires a long of time and effort. Apartments don't have washer and dryer in-unit and the laundry room is filthy and full of broken machines. The quality of maintenance has gone down a lot in the past year! When we file a ticket to have something fixed, it takes days and usually they don't fix it in the first visit.
Advice to owner:
Improve the leasing office. Having to deal with them is a nightmare.

Close to subway and times square. Very central location. High rise building and some friendly doorman.
Cons:
Very noisy during peak hours. We lived on a high floor apartment but it was still noisy

- Management office is worst I've ever seen
- Located right next to the Lincoln tunnel, Friday's traffic is incredibly high
- Noise levels are excessive: too much construction going on and distance from the
- West Side Highway

- Make sure there is better window noise insulation
- Windows leak in high rain days
- Management office is slow, outstandingly bad with customer service

The worst “luxury” building

Location, lots of parks
Cons:
Constantly not working elevators, lost packages and not taking any responsibility for it, management selectively responds on requests.

Bad kitchen appliances, sink is not deep enough, water splashes back all the time, everything is made from the cheapest materials. Water tastes horrible, everyone order bottle water.
Never seen disinfecting anything in common space, removed all the mask signs during pandemic and never put them back.
Laundry room is not well maintained, lots of machines not working, and always dirty.
They never told us that there is a leasing office in the building, found out accidentally after a year of living here.
They never explained the calculation of 4.21a tax increase, just said “believe me, it’s correct”. Seriously?!
Also, the strike is coming, and nothing is going to work in April, we are supposed to keep garbage!
We didn’t sign up for this “service”!
Advice to owner:
The worst management, try to improve in every way!
Pay your employee, so they don’t strike!!!

Clean, some doormen are nice.
Cons:
Elevators are unreliable, management is absent. We allegedly have access to a bike room but when I inquire no one is able to give me a straight answer. I had an issue with my deposit and first months rent as they were holding them both and not applying them to our account and no one would email me back. I had to leave a nasty comment on one of their business pages to get any help. Also, with COVID they simply aren’t doing enough. They only enforce masks if another resident complains which puts an unnecessary burden on us.
Advice to owner:
Fire Fetner. Get a better management company.

Every other staff member in the building or management team was rude, incompetent, or actively tried to make my life more difficult. Tried to nickel and dime us on the move out, has policies that made it nearly impossible to move out and dispose of trash/furniture, had rules surrounding guests that could come over, fought us when a roommate needed to move out and we wanted to replace with another person, my heat hardly worked, accused of breaking things in the common areas when video showed nothing of the sort. Overall terrible experience.
Advice to owner:
Hire people competent and respectful

Great view; convenient location; good appliances; maintenance staff (in blue uniforms) and doormen are great.
Cons:
The tap water has a brown tint. Only allows a couple of hours to move in which is impossible. Building manager and some staff (those in brown uniforms) are unhelpful.

Brown water is unacceptable

This building is one of the worst in Hell's Kitchen. I paid $7000 a month for a three-bedroom that wasn't worth even $5000. A few months in, we got a mice problem. Some of the tenants in this building keep their apartments very unhygienic (I have seen the inside of a few apartments), and I am not surprised mice are running through the walls. However, they started coming into my apartment from a hole in the wall that wasn't properly patched. Their servicemen had to visit about seven times to fix that hole. Shortly before we moved out, our terrace started leaking into the apartments below when it rained, and the servicemen were in our terrace with towels trying to drain it. So glad I am out of there.
Advice to owner:
Please find a different property owner

Big apartments, nice amenities, clean common spaces, friendly and attentive staff, views
Cons:
Noise, horns, traffic, noise, worst part of Hell’s Kitchen, expensive. Live a few blocks north. Sometimes gas will go out so you’re on hot plates for a month. Usually an elevator or 2 out of service. Move in and move out are needlessly complicated to get scheduled

Leasing and management office are pretty useless. Staff probably should get paid more. Allow more than an hour for move in and move out

Mixed messages on dogs in outdoor space. Sometimes allowed, sometimes not.
Office does not respond to emails once you are not re signing your lease
A/C turns warm after being on for 6-8 hours, leaving you waking up sweating

Allows dogs in grilling and outdoor space

Good floor, awesome staff

Pros:
We honestly really liked living here. Our apartment was relatively newly renovated, closet space was good, maintenance was responsive, and we lived on a good, quiet floor. Rent raises were reasonable. We have a daughter and loved the downstairs outdoor space. On a hot day, staff provided popsicles and set up a sprinkler. Overall, it was a well run building compared to our experiences with others.
Cons:
Laundry situation was less than ideal. Location could be a bit sketchy from time to time... particularly during covid lockdown. I heard other floors weren't quite as good as ours in terms of quiet.
