A Mice Hotel

Pros:
The location is amazing, right near Tompkins square park. Younger crowd in the building so fun for those post college years. The roof is nice but can get dirty.
Cons:
Overrun with mice. The landlord tried to con us out of our security deposit and sent over a fake exterminator to get rid of the mice. We had to deliver our rent check to a sketchy laundromat. The heater broke because the pipes froze from being so cold.

Excessive Heating Bill

Great neighborhood, through-wall AC unit casings so you don’t have to sacrifice a window. Ownership is responsive for logistical issues brought to their attention.
Cons:
The building has a hot water space heating system with baseboards in the apartments. Each apartment has its own thermostat. Ownership stated each apartment has its own dedicated boiler. BE WARNED: TENANTS ARE FINANCIALLY RESPONSIBLE FOR THE GAS CONSUMED AT THE BOILERS FOR SPACE HEATING AND FOR DOMESTIC HOT WATER. I don’t know exactly what kind of boilers they have, but I have never seen such a high heating bill in my life, especially given the size of the apartment and the low number of baseboards. So I know for a fact that the system is extremely inefficient (could they be using a domestic hot water heater for both space heating and domestic hot water?). For a two bedroom apartment, our utility bill rose to $350 in the heating season, compared to $120 during peak cooling season. That’s an almost 200% increase! We’ve decided to keep our heat off and have opted for electric heaters instead, which significantly reduced our bills. While ownership is typically responsive, they have been pretty quiet regarding my questions as to why the bills are so high. They told me to speak with ConEd, which I did, and we ruled out the possibility of it being a gas meter issue. If you plan on renting here, take into account the high cost of heating when considering your rent budget.
Advice to owner:
Commission your boilers or consider replacing them for a more efficient option.

Management is bossy as hell and is confrontational with tenants. Aggressive. Every time I had an issue they were rude. I was a tenant here for two years and thank god I got out before covid.
