Great views but criminally small closets

Pros:
The staff are incredible and the views are the best in Manhattan in my time living in the neighborhood. Studio/1bhk perfect for 1 person with rare visitors
Cons:
THE 429 SURCHARGE IS INSANE! The closets are ridiculously small and some parts hard to access. If you're not a new NYC resident, it's going to be impossible to fit your stuff in here.
Advice to owner:
You have plenty of room behind hollow walls to increase storage space in the building. Alternatively, if storage options are made available like in a lot of buildings that would be great. And don't tack on surprise charges on rent. Include it in your gross.

great building ran by awful management

beautiful views, nice front desk staff (so well staffed and nicest people ever) & maintenance
Cons:
has a very bad pest control issue due to the back door (where trash is put out) constantly being left open. Management is absolutely awful...I've lived here for a couple of years and still don't understand the purpose of all the "office associates". They don't do anything, they're not helpful, and are SO rude. They refuse to upgrade your appliances, even if they're broken and 15 years old they will give you white appliances unless you agree to pay a premium...
Advice to owner:
Your front desk and maintenance are one of the biggest selling points of this building, they really make it feel like home. Yet, they don't seem to be treated or valued as such. Get better pest control. Your recent renovations are AWFUL and cheapened the place. Why do you still have units with white appliances when you're charging the rent you are??? INSANE.

Has everything you need in a luxury building - rooftop, laundry, gym, elevators, etc. Concierge is very nice. Im facing 11th avenue, so have almost no noise which is amazing. Maintenance is a hit or a miss. Unfortunately all the night maintenance guys have left. I
Cons:
The pest control contractors they bring in are mediocre. Been seeing a few roaches the last few months which has me concerned… also saw a giant roach in the lobby several months ago.
Separately, I’ve had to put in 5+ maintenance requests for a recurring door issue and the head of maintenance is reluctant to get vendor help. Not sure why because clearly their team was unsuccessful in fixing my issue. Some of them have an attitude problem and are not so good at their jobs. The few maintenance guys who were very sweet and skilled are no longer here. The head woman at the leasing office is a nightmare to deal with (not the most hospitable or willing to work together), but everyone else is fine.
Relatively cheap and new luxury building for the area.
Cons:
Nothing stands out as too bad.

The elevators are pretty slow when they work, but when an elevator is out, it can take forever! Also, I've heard and had conversations with the leasing office staff, and it is strictly hardball business... need flexibility with your lease? They will make it as hard and expensive for you to break as possible. No human consideration. No extenuating circumstances. They're about as cold as NYC real estate gets. The do not care to hold onto good tenants. If you can pay whatever they determine market rate should be, great. Just know that going in.
Advice to owner:
I realize you guys are in a position where it doesn't benefit you to hold onto tenants due to rent stabilization. I also realize you don't really care to build community. But this building would benefit greatly from a greater sense of community. I suppose a mega corporation such as yours probably wouldn't consider the people side of real estate, but it could really be a great place to live if you did.
