The building is very clean and the doormen are great! Amenities always clean and useful for residents
Cons:
Building has a lot of residents, so it can feel a bit like a hotel vs an apartment with a community of residents. Our electric bill has also been very high in my opinion. We have two people living in a one bedroom apartment and our monthly bill has been minimum 200 and max 400. Also the elevators break down constantly which causes long waits for the ones still in service

On Gehry Apartments.

Other than what I noted below, I have nothing critical to say.
Cons:
Was 10+ years at Gehry Bldng. I had a problem with a stalker in the building and management was inattentive at best. Also, too many of the doormen are in business for themselves. For these reasons the Gehry Apartments are an unsafe space.
Advice to owner:
Learn more about the day to day operations of your property. It is out of control.

Does not pay security deposit back

House was cheap but beware
Cons:
Does not return security deposit or give itemized receipt of charges as state by the law in order to keep parts of the deposit. Landlord ghosted us when we questioned him about the status of our deposit and did return it.
Advice to owner:
Return the security deposit as required by New York state law

The staff here was great, super friendly and they’d remember your name which is incredible considering how many residents live here. The views and natural light are great in all apartments. It’s got a good sized pool that’s indoors so it can be used year-round. The common kitchen and dining room area along with the lounge on the amenities floor was great for hosting dinner or brunch parties with our friends.
Cons:
The people in the building keep to themselves. Most aren’t the friendliest bunch. Not that they’re outright rude or mean, but moreso curt. Depending on the apartment line, the noise can be loud from one of the subway lines as it goes through a metal screeching turn near the building and you can hear it through the grates even up to floor 16.

Best Doorman, Worst Block

Pros:
Doorman are best in class and building is nice. Maintenance team is amazing - anything and everything is resolved within 24 hours. Amenities are good.
Cons:
Amenity spaces are a bit disjointed. Water is slow to drain in the shower almost once a week but maintenance is quick to snack. New management for dry cleaning and packages are a bit incompetent. Gym hours stink but worst part is the “NEIGHBORHOOD” - desolate, dark, dirty, municipal, so many rats, tourists, shady wandered from the neighboring hospital. Wish they could move the building.

The doormen are saints and angels who remember every name and treat every resident like family.
Cons:
Dog poop, crazy rich young tenants whose parents pay for luxury living and pace, no luxury attache as promised, old management never responded to tenant issues

It’s a really nice building, just v pricey

Doormen and staff are all so so friendly, the gym is actually decent for a building gym (though of course costs extra), maintenance is pretty responsive though we never had that many issues, and the apartments themselves are reasonably nice (but not the nicest finishes you’ll find in some of the newer luxury buildings)
Cons:
Ultimately we left here because it was just way too expensive for the tiny apartments you get - you’re definitely paying for all of the amenities etc. but even then all of those cost $150+ per month and we’re starting to show wear and tear. Mgmt is pretty classic NYC dgaf mgmt and there are some pretty annoying rules about things like furniture delivery etc. i would also say document EVERYTHING in pics before you move in in case you get crazy charges upon move out. We got random charges that we had no proof of proving were there upon move in / mgmt never responded to my emails to dispute and it was just not worth it to fight it.

terrible management -- they try being unresponsive, then cowtow in person. Pathetic. They cite impossible costs and make no effort to resolve systemic noise issues coming from their gym. $%@# them.

Get it together. Pay the cost. Fix your cost issues. I lived in NYBG a year and change ago, and you never fixed things, so we moved. I'm sure incoming tenants will have similar issues. Be better.

Well run. Maintenance staff was great. Doormen were the best.
Cons:
They nickel and dime you for everything (ie outrageous amenity fee), and raise your rent as much as possible every year. Way too expensive for what you get.

Amenities are way too expensive — more expensive than an Equinox membership.

Bed Bugs, filthy garbage rooms on each floor, nasty management

Location near subways, great front door staff, some apartments have great views, windows blow out in hurricanes up high
Cons:
Package room disorganized - they lose many packages, forget getting mail, always gets lost
Advice to owner:
Clean the garbage rooms! Gross and has turned into a slum.

Pricey for what you get - most apartments are undersized in comparison to other buildings in the area that are designed as residential buildings. But there’s not a ton of those around the immediate area
