Pros:
Great doorman, and building staff. Building was always clean, elevators working and good apartments with new furnishings. Rent stabilized!!
Cons:
The management company is very hard to get a hold off and often unresponsive.

Since the COVID Pandemic it’s been a spike in pest (roaches). They are everywhere now. The Lobby, laundry room, Hallways. I never had a roach issue in my apartment, now I’m seeing a least 1-2 everyday!
Advice to owner:
Please get a exterminator! Each floor needs a repaint, we didn’t have one in about 4-5 years I’ll say. Please reopen the gym (have tenants sign a waiver). Thank you.

Gym (pre-Covid, now closed), roof deck, new appliances/floors for refurbished apartments
Cons:
They are very slow to make any repairs. Neighbors have reported leaks that weren't fixed for weeks. I waited 2 years for them to replace the rusty vanity that was there when I moved in, and I've just learned to live with the cracked sink. Maintenance of the building very spotty although I think it's improving. Garbage has been a big problem in the past (trash room overflowing, garbage stored in piles in the basement blocking emergency exits), but they are doing better with that now that there is a new super. Garbage room still full of roaches though. The roof deck is nice but someone slashed the seats of all the chairs. I pointed that out when the company sent an apartment inspector around, and he just kind of shrugged. The laundry room is not great. There are not enough machines for the building, they are more expensive than machines in other similar buildings, and there are always several that are broken. Also for some reason the laundry room floor is often flooded and apparently they can't/won't fix that. Some staff wear masks, but many do not, or wear them under their noses which is not helpful for Covid safety.
Advice to owner:
Replace and add more washers/driers, higher capacity ones that will last. Have maintenance issues fixed promptly. Require staff to wear masks. Clean the common spaces and replace damaged seating on the roof deck. This is supposed to be a luxury building.
