Shower drain constantly backed up and there was something wrong with the sewage/draining system. Building not helpful with fixing after sending people multiple times. Dryer never worked well, left clothes wet.

sketchy management / bait and switch / steal money

The agent would not show me the unit and eventually told me that my friend and I were "idiots" for wanting to see the unit before signing a lease. I asked for the lease language to change since it said on it that I have viewed the unit I am renting and he took the apartment away from us and kept 1k in "application fees" very poorly managed and unprofessional.
Advice to owner:
I felt very disrespected by the agent.

The layout of this apartment is excellent. The floor-to-ceiling windows are lovely. The staff are friendly and helpful.
Cons:
The apartment was not painted before we moved in and it was FILTHY. It took us two days to clean the mold out of the washer/dryer, the filth out of the toilets and sinks and the grit from the walls and floor. We refer to it as a luxury apartment with a slumlord.
Advice to owner:
The lobby is huge and a waste of space when you could really use a satisfactory bike room.

Nice apartment overall, leasing office and experience is dicey

Have lived here for many years. The place is clean and I have never ever seen a bug or rodent. You get some noise from the nightclub in the summer, but don’t hear much from the highway if you are up a bit so overall insulation is better than average. Maintenance guy is ok, while most amenities are fake, the roof is awesome and free breakfast during week days is nice. Folks that work the front desk are very nice. Elevators generally are good. Neighbors are friendly, but sometimes get some 20s financial types that party loud but front desk will shut that down if you call. Above all this, spectacular views.
Cons:
The leasing office is about as rude and clueless as it gets. The less you deal with them the better Some of the amenities the property management company lists just don’t exist. The gym is blah, you’re better off paying up the money for the lifetime next door. Far away from the subway system. Much of the appliances in the building are starting to break down, and the bathroom ventilation isn’t great and if you don’t studiously clean the shower mold will grow.
Advice to owner:
Replace the entire leasing office and refresh the marketing

Far from transit, not much going on around the building, package room only open during work hours which can be tough if you work in office (I often couldn’t get my package for days)
Advice to owner:
Extend hours of package center if possible, more consistent shuttles on return from transit to alleviate transit desert; otherwise really nice!

First apartment I moved to in NYC. W/D in Unit, located right by the west side highway for citi bikes, no pests or trash on the sidewalk. Safe building and many more benefits such as the roof deck.
Cons:
Location is great as far as being secluded but no nyc charm. It's very cold but clean. Very expensive for being in midtown as well.
Advice to owner:
Fix the tennis court and it would be a hard place to leave

- 1 elevator (out of the 4 for the building) is frequently broken - The indoor dog area is cleaned only sporadically - Very hot in winter and difficult to balance temperature; AC is weak in summertime and fans are necessary - Hardware on fridge and toilets became loose frequently - Raised rent by $500 after first year

New elevator, better temperature regulation and more frequent cleaning of dog area; rents raised too quickly based on market

On the outside, it looks really nice. Its clean and views are nice
Cons:
Elevators are always broken causing 15-20 mins just to get onto one Responsiveness to get something fixed often takes a few follow ups They will jack up your rent like crazy Wifi on roof doesnt work/slow Gym really sucks for a luxury building. Everything is broken in there and they wont replace it.

PLEASE maintain the building better!

Lobby is nice. Units are relatively clean and new feeling

Lied about amenities. Broken elevators. Management does NOT fix anything. Broken stove and toilet since I moved in and nothing has been done for 4 months. 4 elevators for nearly 50 floors and one has been broken for approx 2 months now. The others occasionally break down as well. They’ll start moving, get stuck, play an alarm and return to the lobby. Sometimes they have NO lights and the front desk laughs telling you not to be afraid of the dark. Difficult hours to pick up mail. Not to mention the lack of ceiling lights 👏
Advice to owner:
Fix the unsafe elevators. Fix the broken appliances before a new tenant moves in. Actually take care of our problems that we are paying SO much to live here

The doormen, the people, very quiet apartments, close to the water, all the dogs.
Cons:
One super…. Impossible to get things done. Aggressive dogs. Elevators are sketchy and often broken down completely. AC barely works. Lack of covid precautions in place all through the pandemic. The rent increases are unbelievable, my last one was 25% so I left.
Advice to owner:
Hire more people to work with the super. Be honest to people when they ask questions before deciding to move in. Use real pictures of the apartments on StreetEasy, not pictures of the multi million dollar penthouse.

It is showing its wear and tear, big time. The lobby is a good front to fool you into believing everythingis to that level, so not true. Elevators being down at the same time, dangerous top floor pathway with flooing unstable. Smells travel through the building to the point where you know each time your neighbors smoke pot. Been on the news for having the most illegal Airbnb in NYC, not something to be proud of. Every week you can hear people with suitcases in the hallway.

Truly embody luxury like you say you are and bring the building up to snuff

1)There's a whole thing about Airbnbing being done. I've seen people who it was clear did not live there and were tourists. Also, apparently escort services have been run out of it according to my old neighbor who the police came in and checked his floor.That explains some of the women I've seen. I've seen the escorts but originally thought they were just women who were very open about looking for a good time and quite honestly gold digging.
2) The amenities listed are false. A) There is no swimming pool. There is a pool table on the roof deck but no actual swimming pool. Brief story there was a pool about 5 years ago before the sky building was built. Once the sky building was built they boarded up the gym in the basement where the swimming pool was and gave it to the sky building to use in their lifetime fitness. If you ask management where the swimming pool is or a broker they will either not respond or they will tell you 1 year they are building it. That's a lie I've been there 3 years waiting on it.The old pool area is located in the basement accross from the children's play room. There's a permit on the door dated 2013. You can read the whole story if you Google it condo owners sued the building for taking the pool away. (If you go to outdoor dog area you will see glass like windows in the ground, that is the pool which used to belong to the atelier and now is apart of lifetime fitness)
B)Gym area- when they took away the pool, they took away the large gym area. To provide a gym they converted a 2nd floor apartment to a small gym. It's ok.
C)One of the reviewers mentioned there wasn't a children's area. That is false atleast from when I last lived there in 2019. There are two childrens areas. One is an indoor playroom in the basement that you need special access to. Two is the outdoor playground above the tennis court.
D)Business center-They do have a business center you can use for free or rent out their conference room located in the basement.
E)Movie theater-Accross the business center in the basement. I've never been inside because you need a key and you only get that if you rent the movie theater otherwise you cannot access it.
F)Ice rink- on the roof top deck. It only comes out during the winter. It's not a real icerink. It's a bunch of PLASTIC puzzle piece like tiles. There's rules on using it and a limit of people.
G)Rooftop deck.only allowed to take up two guests.
H) There is no yoga studio. Unless they are counting the tiny gym as one but that's really pushing it. You get like a 8 by 3 foot area by the gym entrance that one person can use to stretch in the gym. If they are claiming THAT to be the yoga studio then jeez the "yoga studio" in my living room is triple their size.
3) The building is by the hudson river and far from the subway. The closest subway is either times square or the 7 from Hudson yards. I've taken both and timed them to see what's faster and they are both the same. You can however, take the bus to the subway if you don't want to walk. Theres a bus stop at the end of the street.
4) being so close to the water is so nice during the summer. However, come fall and winter the wind is super strong and cold.
Advice to owner:
1) Update your amenities to reflect the fact you no longer have a swimming pool and yoga studio. Stop with the false promises of 1 year. I've been there 3 years and nothing.
2) stop with the airbnbs unless you're going to upgrade your security, and amenities to cover the additional people.

They do airbnb/short term rentals even though they claim they don’t; they don’t have all the amenities they list -ie no indoor/outdoor pool, indoor children’s playroom, ice skating rink, movie theater/yoga studio.
Advice to owner:
Update your amenities and don’t put up fake listings on StreetEasy. Don’t allow short term rentals just to make money as it is isn’t safe to the people that live here full time.

Non responsive management team. Several things in apt held together with tape and wires. 24 hour concierge is non existent. Building manager kicks tenants off roof at 11 pm while talking to them like inmates. Extremely disappointed in rinky-dink amenities, feel we were very misled by River 2 River Realty
