Above average across the board, Would recommend.

Pros:
Love the location, close to shopping and restaurants. ABCD and 2-3 a block away in either direction, so subway transit is easy. The super is very responsive and his team does a good job managing the building. 24 hour doorman and indoor parking ( small availability). Also resident lounge , gym, and sun deck with grills. Additionallly, above average finishes that include marble bathrooms.
Cons:
HVAC not the most efficient system. Also the apartments are aging, could use some updates.
Advice to owner:
Consider events to drive a sense of community. Also upgrade HVAC. The main space seems to have been upgraded, but the systemd in the units all hallways are problematic.

Location, clean, excellent super and concierge staff

Advice to owner:
Be responsive to tenants, provide required paperwork on refunds. Don’t delay refunds for months, then send an refund with deductions without a breakdown of those deductions.

Clean, friendly, quiet building

Pros:
Super is very responsive, building is clean and well maintained
Cons:
Online payment portal is unreliable, rent roll, utilities and payment record keeping is often wrong, heat sometimes unreliable or a bit weak in cold weather.
