Great building, not-so-great location

Pros:
Well-maintained building with good amenities and nice staff. Has a mail room which makes it easy to receive packages. Washer/dryer in-unit, fridge with ice maker, sink with garbage disposal
Cons:
Neighborhood was the only downside to living in this building. Lots of homeless people around, lots of harassment, didn’t feel safe, area also smells bad and had a lot of garbage on the sidewalk.

Pros:
The staff (doormen, package room, security, leasing agents, maintenance, etc.) are all extremely friendly and take their jobs very seriously! I have always felt very safe, which is great because the midtown location means there are a lot of people around outside. The amenities are great as well! The walls are also super thick, so I have never heard my neighbors and they have never heard me.
Cons:
There isn't much to complain about, but sometimes the amenities (gym and pool usually) are closed without notice, but it doesn't happen often.

A Little Piece of Heaven in the Garment District

Beautiful marble and mosaic lobby with an enclosed Asian inspired fountain/garden & with salvaged antique architectural details. Wonderful shared spaces, including a beautiful, Grecian style swimming pool. Sun drenched, 9 ft. ceiling apartments are well designed with bamboo floors, plenty of closet space, beautiful granite kitchen area with stainless steel appliances including dw, small marble bathroom with deep tub & washer & dryer. Temperature is controlled by tenants & apartments are easy to clean. My apartment faces the back & is quiet. Building staff is kind & helpful. Elevators are plentiful & speedy. The sparse lounge area on the rooftop has a view of the Empire State Building. The developers and designers of this building were creative.
Tenants are encouraged to use green products. No smoking building. Pets welcome. Located in a rambunctious neighborhood close to everything.

Cons:
I feel like I’m living in a paradise. If you are bothered by mentally ill people on the streets, you won’t like living here. I wish I could help them. Decades of right wing leadership in NYC and our country coupled with the Covid catastrophe has caused a lot of suffering. And if you don’t like living with lower income tenants (this is a 20% affordable housing building), you might be annoyed by us.

I think my Sicilian grandmother/grandfather worked in this area as a seamstress/tailor before I was born.

A very well-maintained high rise

- Honestly the most professional and most friendly building staff (doorman & maintenance crew) - Very clean and pleasant lobby and amenities - The building is new so all units are finished clean and modern. - 2 grocery stores within walking distance (Brooklyn Fare and Hudson Yard Wholefoods (hands down the best Wholefoods in Manhattan)
Cons:
- The neighborhood is so hectic. It is convenient for sure as you have everything within 3-4 block radius (two subway stations, several mom and pop shops as well as convenient stores, a lot of restaurants and fast food franchises). But because it’s so close to the Time Square, Penn Station and Port Authority.. the neighborhood is always filled with homeless people and tourists. It was especially bad during the peak of Covid as all the hotels within the block were converted into homeless shelters. - 37th street traffic gets really bad during rush hour because it leads to the Lincoln Tunnel. - Awkward distance to the riverside and the nearest park (Bryant Park) - If you are looking for a quiet, residential neighborhood, this is not it. - A bit pricey for the space you get - we paid about 4000 for 750 sq ft (pre covid rate) - We had a couple cockroaches (relatively small ones) in our apartment. They come in through washer/dryer pipe crack.
