Terribly managed, terribly maintained beautiful building; going downhill fast

Pros:
Beautiful structure, exquisitely designed. Nice finishings (that were starting to show age and wear & tear, or failure). Nice terraces. Beautiful views. Floor to ceiling windows.
Cons:
Once Kaled took over management of this property, things started going to hell. Repairs were not made in a timely manner. Super was limited in his ability to do things for tenants because of delays or refusals from property management. Went without a functioning dryer for months during the height of the pandemic. Our refrigerator began to fail and it took WEEKS for them to replace it, only after persistent emails, and ultimately threat of legal action. There are only 2 elevators in the building and they were frequently down or had mechanical issues. The day of our move-out, one of the elevators was down, leaving only one functioning elevator to move out and serve tenants. As a result, our move cost us double what it should have. Neighbors reported similar issues such as no functioning AC during the *ENTIRE* summer. The water was persistently dark brown, even when running the taps wide open for hours. (Yes, I said hours.) Our downstairs neighbors were D-list celebrities and one guy would play his guitar constantly, repeating the same songs over and over and over and over again. It's a very noisy area in general plus traffic noise. The bright lights reflecting from Times Square billboards ruins the vibe and made it difficult to sleep at night, even with blackout shades. By the time we moved out, it had become a very seedy area with crack pipes and syringes littering the sidewalks. We began to feel unsafe there, after having lived on that exact street for over 8 years. Management is terrible. Period. They don't care. About you, about the building, about anything. Sebastian likes to look for little clauses in the lease to justify not doing his job. He's genuinely one of the worst people I've ever "met".
Advice to owner:
Fire Sebastian immediately if not sooner

great place to live, don't love the neighbourhood

Pros:
Young, clean, lovely staff, efficient service if anything breaks, appartments are clean and are the BEST in Midtown (lived in x4 places in the area). Excellent views even from lower floors. Neighbours chill with loud parties, you have thick wall! The balconies are the best!
Cons:
Hated the neighbourhood, can be a bit sketchy at night. building sometimes should throw trash down more often, and elevators can sometimes be slow in peak times. Rooftop is only thing not really maintained.
Advice to owner:
please fix rooftop access !

We are a building of mostly young professionals who haven’t rented in NYC before. Hence, many are taken advantage of. The scam starts with the rental advertisements that list closed amenities as available. It continues with the customary free-month rent being added to the end of your lease as hush money. Per the lease, if you seek and rent abatement for the lack of hability issues, Fire code violations, safety violations, mold, etc, you forfeit the free months rent. The whole thing is mismanaged and corrupt.

Live-in superintendent is not responsive. Public area is dirty. No amenities other than a basic gym. Visitors are not required to be announced.

Pros:
- The views and privacy you get from the West facing units are just unreal - Huge balconies with great views - High ceilings - Central air, so very quiet - Modern washer and dryer - Only 3 apts per floor, so no elevator issues - Nice and helpful doorman, made me feel very safe, always helpful with all packages etc - Great super that promptly fixes stuff - Good quiet windows - Close to all subway - Close to restaurants and bars of Hells Kitchen
Cons:
Not much, really: - Guy at corner of 8th & 48th tries to sell me a bus tour every day - On very windy days our window or balcony made whistling sounds, a bit eerie - The windows are not cleaned too often - Gym is a bit small (though rarely crowded) - Roof deck doesn't get a lot of sun - Homeless camping in front of the entrance
Advice to owner:
Thermostats could be updated to allow for smarter and more energy efficient heating & cooling

Construction could have been better. Some doors are not hung properly causing them not to engage the latch when closed
Advice to owner:
For the high rent paid, don't just fix the lightbulbs and plumbing, fix the stuff that requires more work, like the interior doors that are hung wrong
