Long-term residents provide a sense of community and safety. There are views from the upper floors. Convenient UWS location.
Cons:
Some chief complaints are as follows: Frequent elevator outages (34-story building), understaffed for maintenance and repairs, Superintendant is often not available and not present, there is severe rat infestation around the outside of the building, derelict storefronts and entryway, deteriorating masonry in the cellar, persistent problems with aging plumbing and electrical behind the walls. The rent-stabilized tenants have been harrassed with broadscale and individual attempts to evict or compel them to vacate. They renovated the market-rate apartments but did not address issues with plumbing, electrical, windows, etc., within those apartments. Noisy drilling on the building exterior (pointing) is too frequent.
Advice to owner:
Manage the property so it is livable and doesn't appear derelict. Increase maintenance staff or change the oversight of maintenance staff. Don't harass rent-stabilized tenants to increase profits.

Well maintained, friendly staff

Pros:
This building has the friendliest staff. Great location. Building is constantly maintained, and communication with tenants is very good. Great view from our unit.
Cons:
Elevators need updating. Laundry room is very hot all the time. What you get versus what you pay doesn’t quite square up. 96th street is very busy, so be prepared to hear a lot of sirens.
Advice to owner:
If not already in process, I would fast track elevator replacement. They’re barely adequate.

Pros:
Close to Central Park, doorman makes package receipts easier, mostly nice fellow tenants
Cons:
There’s a legal battle between Witkoff, a luxury building developer who bought this building as an investment and older rent controlled tenants they are trying to evict. This leads to an odd mix of young single yuppies paying market rates and much older rent controlled tenants who are currently suing the management.
Management keeps appearances decent when showing apartments but the building is poorly maintained, likely in an effort to boot rent controlled people.
There’s a rat infested unusable courtyard out back that should be in use for tenants but it’s an unsafe mess and closed.
The laundry room is large but most of the laundry machines don’t work well and if you pick a bad one by mistake some of the driers burn your clothing.
30+ story building with 3 elevators but one is almost always broken leading to long waits in the lobby
Advice to owner:
Carpet the hallways for sound proofing and making the building nicer. Replace the elevators because they are unsafe and broken regularly. Fix up and open the court yard to add value for tenants. Replace the laundry machines with new machines that work.

Roach infested building

Some neighbors were sweet, doormen are lovely people
Cons:
This is a rent-stabilized building that has renovated some units and renting them at a much higher prices pretending to be a luxury building so the main areas like laundry room are not up to date. There was a significant roach problem when I lived there. You can treat your own unit and an exterminator comes 2x a month but that doesn’t help much if the whole building has a problem.
