Great building, but severely overpriced

Pros:
Great location for walkability. The doormen and building maintenance staff are fantastic.
Cons:
The building has a D rating for energy efficiency - the most impactful byproduct of this inefficiency is an exorbitantly high A/C bill throughout the summer ($400 - $600 / month). The management staff are aware of these challenges, but have no answers in terms of a plan for progress.
Advice to owner:
Focus on updating the cost-drivers for the building instead of renovating the lobby.

Pros:
The staff is very nice and on top of everything happening in the building. The building is clean and amenities are worth it.
Cons:
the leasing agent is nice but tough on rent prices even during covid. With that being said, its still a great place to live given the price.

Amazing staff but move in/out extremely stressful

Pros:
The maintenance staff, handymen and doormen are all amazing people. Shoutout to Juan - he cares so much for the people and goes above and beyond to help! The building is extremely well maintained and clean, it's great to live in. The leasing staff led by Shin are also great.
Cons:
The move in / out protocols are very strict and can be unreasonable, and because the assistant property manager is stringent about following them it makes for the moving experience that much more stressful and expensive. There's been other errors by this management team that were eventually cleared but I would've preferred not to have occurred in the first place.
There was an issue with a neighbor who was smoking a lot of weed and it was traveling through the vents, it was very pungent. The staff tried to manage it but this went on for a while, but i think this tenant has since moved out or stopped.
Hallway noise does carry into the apartment but it's generally quiet anyway. The walls can be thin, I could hear neighbor from one side of the wall shouting, it's not too disturbing or often but it does startle me lol

Doormen are wonderful!
Closet space is wonderful
Lovely garden rooftop space
Cons:
Not a very dog friendly
A handful of curmudgeon tentants
Kitchen/appliances can use an update
Not the best location on 34th street
Elevator can be slow
Garden space needs more sitting areas, and stop smoking. cigarette butts everywhere.
Advice to owner:
Make part of the rooftop be dog friendly.

Pros:
The building feels modern, the staff are attentive and continuously keep the lobby and halls clean, the doormen are nice, and they haven't been overly aggressive with rent increases.
Cons:
The elevators can sometimes be down for days (occasionally weeks) at a time, which can make for frustrating wait time during rush hour periods.
Advice to owner:
Continue your transparency.

The location is great; apartment is pretty clean; great doormen; the rooftop is great; it’s safe; most residents are working professionals or young families
Cons:
The quality of the units (eg, finishings, appliances) are not comparable to other apartments in similar price range, especially new developments in the city. You can get better quality and amenities. The walls are thin. You pay for the location.

Management can be more responsive.
