EVIL BROKER AND MANAGEMENT!!!

Pros:
Balconies. Good size kitchen. Good location and quiet street. Building is fairly new with elevator. Washer/dryer in basement is nice to have.
Cons:
Apartment is owned by useless Vrbnik / Bernic Management team who is complicit in the broker John Preston's absurd scams toward residents. For a 2-bed turned into a flex 3-bed apartment, this man (who we have still never met or spoken to on the phone) required for insane fee of $3,500 per person, in addition to thousands of dollars for first month rent and security deposit. When asking for clarification or negotiation regarding these fees, he is extremely cold and says there is nothing you can do about it. Even if you re-sign lease or just swap out one roommate, he will make up new fees of thousands of dollars, even when the apartment won't be painted/cleaned between leases. Unfortunately there are basically no laws against brokers fees in NYC and this asshole is fully taking advantage of it. And even if you try to call Bernic Management staff directly, they try to redirect you to enemy #1 John Preston.

Maintenance guy is nice, but will only respond to texts if you have an absolute emergency. There were multiple instances in winter where we had to repeatedly ask him to switch on the building's heat because outdoor temperatures dropped FAR below the legal limit of 55 degrees.

In-unit washer/dryer is a joke, takes about 10 hours to run, sounds like a machine gun, and doesn't dry all the way. Elevator breaks too often, my friend got stuck in it. 90% of packages get stolen from the first floor lobby area and there has been no effort to combat this issue. Flex wall is basically plywood and cuts off all light from living room.

Overall, everyone involved in managing this building is trying to make as much money as possible at the expense of residents. There is some SHADY business going on behind the scenes.
Advice to owner:
Do better. Get rid of this scam-artist broker, treat residents with f and please make any effort to stop package theft.

Amazing True 2 Bed/Bath/Balcony in between EV & USQ

Pros:
Lived here for 3 years so far! Absolutely love the neighborhood and you can't beat having 2 balconies, 2 bedrooms, dishwasher, & washer/dryer combo. Can't say I'll live in a better apartment in Union Square.
Cons:
Took multiple phone calls with the Super to get a handyman sent to fix our AC in summer. After resigning for a 3rd year, we asked for our bathroom to be re-gouted and maintenance to inspect the place just since it hadn't happened in so long, but ownership said no.
Advice to owner:
Try to eliminate the package theft problem...it's really bad.

Location of the building. That’s about it
Cons:
Property management and supers are non responsive, don’t even answer their phone really. Don’t fix items that need maintenance and the maintenance guy if he does comes out stands by the machine for five minutes, doesn’t do anything then just says “it works” and leaves.

Property manager refuses to call out a technician until “the super has seen it” even though he’s been out multiple times

Elevator breaks frequently. Called to tell the property management company one time and they asked me if I wanted to be the point of contact for the building for the elevator.

Hmmm that sounds like the job of a PROPERTY MANAGER I wonder where you could find one of those
