Good apartment, ok building

Any issues had with the apartment (AC, water pressure, etc) are resolved quickly by maintenance Apartment itself is nice/modern Roof access is nice, but leaves much to be desired in the way of actual furniture to use it
Cons:
No doorman, so package theft occurs Disturbances outside the building are common

Great starter apt for 1 person or couple

Pros:
Great amenities (laundry in basement, elevator, 360 rooftop view, tiny gym with everything you need), and package room/amazon locker. Updated appliances and a studio is pretty roomy and your room is pretty insulated. Sound proof is 50/50 cannot hear neighbors but can hear the elevator ding every floor and hallway noises. Maintenance is super fast and they do an ok job.
Cons:
Butterfly system virtual doorman is 35-40% down all the time. Homeless or people come in and steal packages on the floor. Delivery drivers who cannot get into the mailroom drop it off on the floor and people steals its (management does nothing about it). Loud ragers goes on in the rooftop every weekend in the summer. Gym bench has been broken for 10 + months and it took them 10+ months to order a new one and no one assembled it.
Advice to owner:
Figure out about a better way to fix the package theft issue

rampant stealing of packages and 0 cooperation of management to help resolve.

laundry in building, elevator, amazing rooftop, friendly neighbors
Cons:
stolen packages even though there is a package room - I have had 8+ packages stolen in the last 3 months.
Advice to owner:
sort the package situation out without all your tenants having to complain

Decent but they raised rent too much

Pros:
Usually clean, great super, full tub, dishwasher, laundry rm in building, heat and cooling by unit. elevators usually work.
Cons:
no window in living space. Rent raised $800 per month. lot of lost packages, sometimes very noisy college kids throwing things from roof, sometimes takes a long time to get things fixed (eg stairwell lights havent worked right since we moved in, the same laundry machine breaks every couple weeks, someone left dog poop all over the roof for months)
Advice to owner:
Fix the stair lights. Don’t raise the rent 20% on current tenants because that’s evil. Don’t advertise a tiny basement rm w a couple machines as a gym.

New building, nice balcony, clean elevators and common spaces, great package room
Cons:
Very expensive for the noise you hear in the building. The elevators are nice but making a slamming noise every time they would close. Not controlling their pest control well.

Worst management I have ever experienced

Cons:
Horrible management company. Claimed to not get my payments on time. I even hired a messenger to bring them a check to make sure they received it. Then they would “close early” and refuse to accept the check, then would charge a 100 dollar late fee for accepting the check the following day. And every week I received a 100 dollar fee on top of the original fee. Literally a late fee for the late fee 4 times a month, this went on indefinitely even though they cashed all of my rent checks and were paid in full and on time.
Advice to owner:
Stop making excuses to refuse on time payments, resulting in them being a day late so that you are able to constantly charge late fees.

Great location, AMAZING roof! Rooms are very spacious. Colin is the best and does a great job taking care of the building.
Cons:
Packages get stolen even though you have a package room. Maintenance can occasionally take awhile to respond. This is a party building and it can often be noisy on the weekends or on a Friday night.

Good building, clean

Elevators usually work. Super is great. Laundry room usually has machines and is pretty clean. Hallways clean usually. Walls pretty thick except the flex walls. Balcony is nice. Bathroom full size. Kitchen appliances work. Gas stove. Dishwasher. Roof is nice.
Cons:
People have massive roof parties with a lot of garbage, and are not considerate, throwing bottles and cigarettes from the roof and propping the doors to the building open.
No window for main living area in flexed apartments. Rent is high esp given no doorman. Garbage outside gets piled on the little streetside trees the city plants and the trees die. Some people do not clean up dog poop at all.
Advice to owner:
Front doors need to be fixed there does not seem like a good plan if the power goes out.

Great location and quiet building

- Rooftop with a great view - Perfect location in LES (quiet street, and not too far from nightlife) - Super is really nice - Vibe with neighbors is great
Cons:
- They remove all the amenities from the rooftop
Advice to owner:
Find a solution for all the Amazon packages getting delivered every day

Frat house but everyone is technically an adult

Great location, nice view, live in super, laundry in the basement, nice roof
Cons:
Got bedbugs and cockroaches and no help from the landlord, mostly obnoxious neighbors (some are nice though), stolen mail (I lost a package worth $800 and got no help), high rent

Be more responsive to tenant requests

Cons:
The roof deck is used like a disco tech, you never know if it’s going to be clean or not. There is always some sort of party happening & management DOES NOTHING. Living here is like living in OKCupid, majority of people are young & dumb & have zero consideration
Advice to owner:
Get references of renters from previous landlords
