Pros:
-Doormen are great. Extremely friendly and helpful.
-Location is very accessible by almost any means of transport.
-Building is clean, well run, and maintenance issues are handled quickly.
-Amenities, including the gym, lounge areas, and the the roof deck are top notch. The gym offers fitness classes and there are no separate fees for use of the amenity spaces.
-Prior to Covid, the building served continental breakfast daily and had monthly events for residents (e.g., cocktail making, cooking classes, painting, chocolate-wine pairings, etc.). The LIVunLtd staff organizing these events did an incredible job in fostering community among neighbors in such a large building.
-Leasing office is friendly and offers fair pricing.
-Direct elevator access to the parking garage, and the garage staff are pretty good (note: the garage is run by a separate entity and tenants generally don’t get any discounts on parking)
-Gigabit Verizon Fios; not all buildings with Fios offer gigabit speeds.
Cons:
-The building can be very particular about damages that other buildings would write off as wear and tear, particularly to the wood floors. Consequently, don’t expect to get back your entire security deposit. However, don’t let that deter you from renting here.
-You will hear street noise at times, including when there’s salsa dancing with music in Greeley Square or Manhattan Mall is putting up Christmas lights (the scissor lifts make a loud beeping noise when in operation). That’s par for the course in Midtown.
-Upper floors have poor cell service on all networks. This is also common in other high-rises in the area.
Advice to owner:
The building staff sets this building apart, even compared to other similar white-glove/doorman/elevator buildings. Take good care of them because they’re your greatest asset.
