Went downhill in 2022

Pros:
When it was rent stabilized, it was a great place to live. As soon as they did away with that and hired a new manager, everything started falling a part. The only pros I can honestly say are the location and the apartment fixtures are pretty nice.
Cons:
1) You think you're paying for Central AC all year long, you're not. It gets stuff off in the fall even though they advertise as having "Central AC". 2) You're forced to pay $50 for use of their "gym" which is a small room with a few pieces of broken equipment 3) Whatever your rent is, add about $200 extra each month for gas, boiler, and some other charges. (There's was no way for me to see if I was being overcharged. My bill was still high even when I was away for a month.) 4) Whatever your neighbors cook will come into your apartment through the vents. You'll also be able to hear what they're watching/listening to. 5) If you decide to resign your lease, expect a steep increase. 6) The only thing "luxury" about the Mantena is their prices. If you compare sq ft, amenities, and prices to other buildings in the area the Mantena is a ripoff. 7) When I vacated they told me what I owed and the date it was due. I paid it and they took $50 out of my security deposit for a late fee. Then they added extra RUBS charges and took that out of my security deposit as well. When I emailed them and asked them to clarify they ignored me. They didn't return my security deposit within 13 days either.

Above a great grocery store. Staff is top notch. Makes couriers drop off in rhe lobby which makes it safer in the building and the couriers love that.
Cons:
Neighborhood being so close to Port Authority is sketchy. Lots of drug users and we aren’t talking about pot.
Advice to owner:
Nothing. Only reason we are leaving is we found a 2 year lease with 7 months free for a larger space.

Pros:
Maintenance crew is on top of things! Building is well maintained by onsite super who is actually super! Doormen are super friendly and helpful. Location is fantastic! Apartments are laid out well and feel spacious. Lots of little touches that are the icing on the cake: wine refrigerators, garbage disposals, rain showers in ridiculously large showers. It’s serenity quiet. Did I mention the walk in closets?

Support your Super. You are fortunate to have such a wonderful employee that looks for creative ways to fix things.

Pros:
Beautiful modern interior, issues were always addressed pretty quickly, daytime concierge always terrific. We live in a corner unit, so noise levels were always low.
Cons:
Sometimes neighbors and their dogs are not the friendliest.
