Respectful and friendly front desk, package safety, quick maintenance, well maintained building and apartments, sound proofed windows.

Absolutely Incredible Experience

This place is amazing and I’m sad to leave. Doormen couldn’t be nicer, building is stunning, safe area, close to trains, amenities and my unit was rent stabilized.
Cons:
Hudson Yards isn’t a great area for young people

Nothing!

Can be very noisy due to being next to the tunnel + construction often going on in the area

I am a current tenant here, and the landlord performed an illegal lockout on 08/28/2023. I have since filed with the Tenant Protection Unit, and plan to file with Housing Court as soon as possible.
Management is very unresponsive and doesn't communicate by phone or email. Lack of maintenance. Rooms are very old and worse than they appear in pictures. Overpriced and would rent elsewhere

Nice but Weird

Pros:
Clean, doormen are nice and responsive, huge windows and so so much natural light, large laundry room in building, beautiful balcony area. Have not seen any pests or bugs in the 2 years I lived here.
Cons:
My window fell off, the tap water is brown sometimes, I lived near the stairs to balcony and sometimes people that go in and out are loud and would litter outside the door.

Very spacious living and bedrooms. Front desk is very responsive and the maintenance is handled same day
Cons:
Did not have access to the terrace for 7 months due to scaffolding after being told it would be a couple of weeks at most.

New Resident but Love It So Far

I love how safe and clean the building is and friendly the staff is. Extremely dog friendly. Great amenities.
Cons:
I love the building. It’s right by a Duane Reade and an amazing grocery store. I wish it was maybe 1 or 2 minutes from the train stations but hey- it’s NY and it’s still very close.

Hell in Hudson Yards

The doormen. Nothing else in this building is worth even a single cent.
Cons:
The building is FILTHY (ie dog feces in the service hallway for FIVE years), the appliances are cheap and need to be replaced all the time, the property manager hasn’t shown up in 9 months, the super is racist, the morning “porters” usually do nothing but watch TV downstairs out of sight, and management ALWAYS blames the tenant for their problems, never the employees (such as a doorman who was illegally living in the building, doing drugs all shift, sleeping at the desk, etc). To make matters worse, management does not communicate properly with any tenant except to threaten (ie - during COVID they never updated ANY protocols and confused everyone in the building). They do not maintain this building well at all. And don’t use the laundry room or gym...never clean and the equipment is ALWAYS breaking down.
Advice to owner:
Sell the building to someone who will actually care about this property and her tenants. Or fire the super and get a new property manager that doesn’t just do walk throughs for the sake of showing up on camera for her boss.

Good intro to a luxury building

Pros:
Really good amenities, lots of light and very spacious apartments. I didn’t see a single cockroach or any other bug the entire time I’ve lived here. Really great COVID protocols.
Cons:
Being next to the Lincoln tunnel kind of really sucks. The traffic on 10th Avenue to get into the tunnel causes a lot of smog and I would have to close the window sometimes because of the exhaust smell. The management company is also very not flexible in terms of adjusting our rent because of Covid or letting us out of our lease.
Advice to owner:
I hated seeing all the papers plastered on my neighbor’s door because of missed rent payments during the pandemic. I understand this is a legal thing, but couldn’t it be handled a little differently?

Clean and Friendly, Poor Upper Management

Friendly doormen and porters, generally clean building, responsive about repairs, no issues with heat, A/C, elevators
Cons:
The super and upper management are not effective regarding neighbor/noise complaints, litter from smoking and is stingy on the move-out walk through and security deposit return. Did not offer any COVID relief. Management does not care and are penny pinchers.
Advice to owner:
Streamline a more strict process to manage tenant complaints where issues are recorded and filed in a reliable manner.
