Responsive management, not great location

Pros:
Very clean, good management
Cons:
Far from subway but the building does what they can to remedy that. There’s a shuttle that takes you to the subway most mornings, though I’ve only seen it running a handful of times since I moved in

The building itself is pretty nice. Most of the doormen are great and the building does offer good amenities. Rooftop views of the entire city.
Cons:
I did not realize how awful this location is until moving here. If you are a young woman, please be cautious as it is generally not safe with several sketchy people everywhere. It was pretty common to hear gunshots and the building next door caught on fire from a crack house. In the building itself, they consistently let a homeless man in that is known to harass people on the streets for money and is often passed out on the sidewalks on surrounding streets. Spoke to the building about this a few times and could never get a clear explanation as to why he was let into the building. It got to a point where I was honestly scared to get into the elevator at times, fearing he would come in or would stop at a floor he was wandering on. My quality of life and anxiety has improved immensely since moving out of here. BE CAREFUL

Avoid! Poor management. Leaves a lot to be desired

Pros:
The concierge staff are very amazing and professional.
Cons:
Hallways and garbage rooms on resident floors are not cleaned or emptied often. The stairways have never been cleaned since the building was built.
Building management response to inquiries and problems are very delayed, if at all.
Noise issues are not addressed if raises to property manager.
Life threatening issues such as a faulty carbon monoxide alarm will not be addressed for 4-5 days until a follow-up consisting of an angry email is sent.
The heat is not turned on in a timely despite the NYC heating law, or it would be turned off in the middle of the winter.
If an a/c malfunctions in the summer during 90 degree heat, building will not replace in a timely manner - lag period of 2-3 weeks.
Construction is very poor - floorboards separate, neighbors on other floors are audible, floor is uneven in general.
Minimal if any investment in property upkeep.
Advice to owner:
Find a new building manager with thorough work experience. Building management in general should at least have some level of training at minimum.

Would recommend, but with hesitation

Pros:
The staff at the Adele were all so kind. Chris, the super, is also one of the most responsive supers I've had. Windows were thick and were relatively great at soundproofing. Ceiling and floors were concrete so that helped with dampening any sounds from your neighbors upstairs. Garbage room on every floor that were maintained well and were kept clean. We stayed there for 5 years!
Cons:
Construction was quite shoddy. Wooden floors had warped and loosened by the time we moved in, which was only the 2nd year the building was open for rentals. Even though the windows were great at soundproofing, they cracked twice throughout the 5 years we lived there from heat. PTAC air conditioner was not too effective in cooling our tiny studio, and the bathroom was prone to mold as there was no fan and the only vent in there was quite small.

Common areas (hallway, stairway, gym, etc.) are not cleaned frequently. Property manager is unresponsive and useless

Opinion on This Place Is Mixed

Pros:
1. The staff are very nice, at least they were when I lived there. Although there was a ton of turnover with doormen, there were a few that stayed throughout my tenancy and who I could always rely on. And I don't know if Chris is still the super, but if he is, he's great and very responsive!
2. Management was nice and responsive in my experience. I believe the building itself has a different manager now from when I lived there, but the management company is well-organized and responsive to calls and emails.
3. The building has great amenities, including a decently nice gym, a grilling deck on the 2nd floor, and an awesome rooftop where you can watch the Macy's 4th of July fireworks in the summer.
4. Online tenants' portal made paying rent and submitting maintenance requests very easy.
5. I got my full security deposit back very promptly after moving out.
Cons:
1.The location could be a little better, as you have to walk a mile or more to get to many places. For instance, the closest major subway station (Broadway-Lafayette) is a mile away. The 2nd Avenue F train is slightly closer, but most commuters are going to go through the former rather than the latter. The shuttle does go to both subway stations, but it only runs at select times on weekdays.
2. I could tell while living there that the building was constructed rather cheaply, as is the case with many NYC luxury buildings. The walls and cabinet doors were thin, and the counters got stained rather easily. The hardwood floors and bathroom tile work were quite nice though.
3. Noise levels are pretty bad. The walls and windows are very thin, and I could hear everything. I could hear loud sirens and partiers yelling outside of my window at night, and I often heard thumping noises through the wall from the couple that lived next door to me.
Advice to owner:
Run the shuttle service (assuming you still have it) on weekends, and address the noise level issues.

Doormans and workers are nice and chill, but the cons definitely outweigh this
Cons:
Construction noise is absolutely insane. I used an app to meter the noise which came about to be ~85dB. This is definitely illegal. Filed complaint against NYC DOB which didn’t help.

Building mgmt is terrible & irresponsible. They are only out to get your money. I happened to set up recurring payment and rent still got deducted for my free month. They told me I can’t get it back until I move out...

Unit is inundated with rats, ants, and roaches. We had to have pest control come in at least 3 times in the last 5 months. If you like animals & can’t afford pets, this place is a great choice for you.

Location is an absolute disaster. You are almost guaranteed to get approached by a stranger if you try to take a late night stroll in the area.
Advice to owner:
Try to be helpful to your tenants, instead of taking every opportunity to gain something from them. Find another mgmt company

Overpriced Poorly-Made Gentrification Building

Pros:
Rooftop view (which is now partially obstructed by the neighboring building), neighborhood is pretty great, having a doorman is nice
Cons:
Street noises, expensive amenities, poor quality unit fixtures and construction, no character, A/C is terrible and never works, low quality appliances, retail space on ground floor closed, far from the train, tons of empty units and short-term rentals (like Airbnb)
Advice to owner:
Get a real job
