New building with nice views of the city

Pros:
New building with elevator, laundry room, GYM at the basement, and a roof terrace.
Cons:
Not much cleaning of the common areas, and sometimes the washing machines are dirty due to irresponsible neighbors. The furniture on the roof terrace is in bad condition.
Advice to owner:
More cleaning of the common areas.

Building is relatively new. The neighbors I've met are friendly. Dog friendly.
Cons:
Insulation is horrible. Caulking is required to keep bugs out even though management says otherwise. Rent is expensive for the area. The owners are inconsiderate.

Newer building, fast elevators, decent sized apartments, gorgeous views of the southern Manhattan skyline for apartments facing 3rd Avenue. Rent-stabilized!
Cons:
No noise protection on windows. Even up on higher floors, the street-level noise comes right through. Package room often overflows. Management seems lax on enforcing the building’s no-smoking policy.
Advice to owner:
Enforce the non-smoking policy. The superintendent could be nicer and more responsive to tenant inquiries.
