New management company was good

Pros:
Big space, newer building. Issues were taken care of fairly quickly.
Cons:
Not much to do in the neighborhood

Listen to your tenants if you want to keep them.

Bad management and super

Cheap for the area
Cons:
Super and management company are unresponsive to repairs that need to be done in units. Management company is terrible its been months since I've moved out and I'm continuing to be plagued by issues from a building I no longer live in.
Advice to owner:
Both the management company and super need to be more active in fixing problems and not ignore residents having issues. Terrible ownership needs to be replaced.

Dont waste your time

Pros:
Newer, elevator, close to subway.
Cons:
No parking despite being listed, Horrible management and financial mishandling. Never had to work so hard to pay rent or get deposit back, unresponsive management, no ac in common areas. Butterfly system goes down all the time with no other access to building. Do not recommend.
Advice to owner:
Improve upkeep to provide a luxury building feel. Hire a better management company and respond to problems.

Management absolutely refuses to do repairs

Pros:
The apartment spaces themselves are nice enough, the doorman Raphael is very friendly and helpful.
Cons:
I moved into a unit that had two broken air conditioners. I notified the property manager and superintendent. The super on numerous occasions asked me to be home so he could come and do the repairs, but every single time he did not show up, effectively wasting numerous hours of my time on about a half dozen occasions. After 90 days of being ignored, and living through an entire summer with air conditioning (while paying $5,269 a month in rent) I finally found a private contractor to fix the units and deducted the cost from the rent I paid. The property manager ignores almost all repair requests, and the building itself is in pretty poor conditioning especially considering the cost.
Advice to owner:
Frankly if I were responsible for the state of the building I would be deeply ashamed of myself. I have no advice as I am certain the manager has no interest in fulfilling his responsibilities or taking any pride in his work.

Terrible Landlord, Good Neighbors

Pros:
When your amenities work, it’s a great place to be. In-unit washer/dryer, amazing views from the roof, and above a grocery store.
Cons:
The landlord is the absolute worst. He does not care about the tenants, and the building spends months at a time without a management company. If your washer or dishwasher doesn’t work, he will not fix or replace it. Management (when it exists) is also consistently terrible. Elevators are often broken, and the landlord is I’m entirely unresponsive to tenant concerns.
