Pros:
- Front desk workers and door-people were amazing. Truly the highlight of this building. Recently they did an overhaul of the staff and many of my favorites were let go. Don’t know the new ones very well to comment on them. Don’t know what happened to replace them all.
- Liam, I believe he’s some kind of event coordinator, did an amazing job setting up community events before Covid and virtual ones during Covid.
- Building is gorgeous, amenities are incredible, the roof is breath taking.
- Building is newer so the appliances are new and top notch, we were actually the first to use the oven in our apartment and only the 2nd to rent it in general.
- Maintenance staff was super friendly and efficient. However, we did have one issue that was never fixed (see cons)
- Generally, I loved most the people that lived in this building. Lots of dogs and dog people. Kind neighbors, we’ve made friends with many other tenants in the building.
- Generally, the views are amazing from almost every unit we saw. However, the East facing view is either obstructed or WILL be obstructed by the new office building going up so this is only a Pro for those with North, West, or South facing views. South is definitely the best view, IMO.
- Whole Foods is open now and is RIGHT under the building. It’s not as crowded as most other Whole Foods too. It’s brand new and very luxurious feeling. There’s a café and vegan restaurant inside that do take away. It was super convenient.
- The Blue Stone Lane connected to the lobby was SUCH a gift during Covid. Great staff there and delicious coffee and food.
- They have an epic pet spa/bathing area in the basement which was great because you didn’t need to bathe your dog in your bathtub. Loved that.
- LOTS going for this building BUT read the Cons.
Cons:
- Other reviews have mentioned but the lower floor elevators are out of order ALL THE TIME. Usually only leaving the freight elevator to get up and down 34 floors. It’s awful.
- While water pressure was fine, water temperature was finicky at best. Sometimes we had to take Luke warm or almost cold showers. Tried to get this adjusted a few times and it didn’t seem to last each time.
- I swear that there is something wrong with the water in this building. NYC is known for having pretty top notch tap water. Everything that I owned with a water filter seemed to be working overtime and clogged super easy. My water filter, my humidifier, my expresó machine, my tea brewer, all would clog or need changing way faster than past apartments. I even felt it tasted very metallic compared to past apartments. We no longer live there and with all the same devices that have filters, we are not having the same issue.
- Along those lines, the refrigerators all come with built in ice makers. Ours dispensed nothing but DIRTY ICE. Brown or black ice. It was disgusting. We put in 3 separate work orders before we gave up and decided to just not use it. They replaced the filter in the ice maker, cleaned it, and even replaced the entire mechanism and we STILL only got dirty ice. We turned it back on when moving out and by our last day on our lease THE ICE WAS GROWING MOLD on it, in the freezer. I didn’t even know mold could grow in freezing temps. Just reaffirms my suspicions that something is up with the water here. I’m not sure if any other tenants had this issue though, to be fair.
- Sound insulation is AWFUL. I could hear my neighbors at all times. Some even had HUGE parties DURING COVID and WE had to be the ones to track down which apartment was doing this and then tell the front desk. And only after doing this did they do anything about it. There’s only so much they can do but there should be a hearty fine for those that blast music and shout until 4am on a work night.
- The construction to the East of the building is SO LOUD. And they work on the building straight through the night. I have been woken up at all hours of the night due to this construction. It’s also going to obscure the view of the Empire State Building and the city. I don’t know why they thought this was a good idea. We lived on one of the higher floors too and we heard it before they even began building floor 1. We’ve heard from our South/West facing neighbors that the noise doesn’t reach them.
- This is a non smoking building. However, there were SO MANY times the smell of weed or cigarettes would FILL our apartment. Neither me or my partner are smokers of any kind. It was overwhelming. And often they couldn’t figure out which apartments were the culprits so they didn’t do anything about it when reported except send out an email threatening fines if caught. But, to my knowledge, despite how often it happens, nobody was ever caught. So if you want to smoke in a non smoking building without consequences, seems like the building for you. But don’t do that, it’s so rude and inconsiderate.
- We moved to a new building after only living in The Eugene for a year. For about the same price we were paying for our apartment there, we have a bigger and nicer apartment, in the Flat Iron, in a much more desirable part of Manhattan.
- You don’t live here for the apartments. You live here for the views (If you still get one. I’d talk them down a LOT for any East facing view.), the amenities, the roof, and if the new people are as great as the old ones, the Front Desk employees. (If Billy still works there then you are in great hands. Man is a legend. Goes above and beyond.)
- For what you get, the price is too high. I get that Hudson Yards is an up and coming area but it’s not anything that special yet. For the same price you can live in more desirable and central parts of Manhattan in nicer buildings.
Advice to owner:
- Fix whatever is up with your water and ice makers.
- Enforce your non smoking and noise violation rules more strictly. There’s no real consequence right now so why would people respect the rules? Honor system doesn’t work here.
- Lower your prices considerably for the East facing view apartments. You screwed them out of a view and out of privacy. They’ll have office workers staring directly into their units. (The same company that owns The Eugene owns the development of that entire block including the office buildings for those that don’t know.)
- FIX THE DANG ELEVATORS. I didn’t even have to use them and it made me mad that they were always out of order. People pay too much for these types of issues in this building.
- Give Billy a raise and never ever ever let him go.
