Decent place to live

Building is very clean, and the doormen are friendly and always greet you. The facilities were always clean, and rarely used.
Cons:
The apartments are market rate. Come time to renew, our gross rent price increased 10%. If this will be a deal breaker for you, expect to move out once your lease term is up.

We also had a terrible upstairs neighbor who would run on their treadmill at very early hours, btwn 4-6am. Building management didn't do anything.

I cannot think of a bad thing to say about this building. It is managed very professionally, the apartment was spotless and well maintained when I moved in and the front desk staff are amazing. Wonderful amenities too!
Cons:
I never want to leave! The shuttle bus was only Monday to Friday which was a pain but now they’ve extended it to weekends too which is great.
People whine about the distance to the subway but the M57 crosstown bus is right outside the door and takes you to Columbus Circle where you can catch the subway - the free shuttle takes you right there too!
Advice to owner:
The rents are a little on the high side especially for studios and one bedrooms but you get what you pay for!
Please please do something about the tenants that stick crap on their front doors - I’m talking about decorations which are tacky and detract from the building.

great location! just steps away from the border entrance to Hudson River and Riverside Parks. This building has very nice common areas and is well-designed. Apartment sound-proofing was solid. Neighbors keep to themselves and are respectful. Doormen team are friendly and helpful.
Cons:
Twelve minute walk to the subway.

15minute+ wait for elevators

Advice to owner:
Use all of the elevators you have, ALL OF THEM...not just a select few. You have 4 in the main lobby but only 2 are ever on..There are ALWAYS lines getting on the elevator. And when there are not, the elevator takes FOREVER to arrive, sometimes skipping my floor altogether leaving me waiting around for another elevator...it’s maddening and with covid, this makes it IMPOSSIBLE to distance because people are so fed up with waiting 15minutes +, we all pile into the next available elevator....

Lovely apartments, great views, quiet and peaceful, great view over the Hudson, good gym (and rarely busy), friendly and professional staff.
Cons:
The leasing office is awful when renewing. They definitely couldn’t care less if existing tenants renew or not. I didn’t want to move out but they were unwilling to be reasonable upon renewing in the middle of Covid, when rents had collapsed everywhere. They ended up leasing my apartment for much less than I was willing to pay and about 3 months after I moved out.
Advice to owner:
Incentivize the leasing office to renew existing tenants.

Great front desk staff, apartments are well maintained, good communication about issues
Cons:
Amentities are overpriced
Blinds are terrible and do not block out sunshine!
Runners can take long to deliver food (policy, not their fault)
Advice to owner:
Some residents treat the hallways like their person space- very frustrating
New blinds- current ones are useless

Really great noise insulation from neighbors, everything in the building is kept clean and well put together, lots of amenities (that I haven’t seen most of due to COVID) and responsive management team with super friendly staff throughout the place!
Cons:
There are a ton of flys constantly all summer long, it’d be nice to have screens on the window to avoid them
Advice to owner:
Screens, or other tools to mitigate the severity of bugs flying in, we couldn’t leave the windows open for too long without a big fly coming in. Otherwise keep up the lovey building, staff have been amazing and all so friendly/helpful

Great location. Great management. Building staff is responsive. Building is still new and well cared for. The amenities are worth it.
Cons:
It is far from the train but there are shuttle vans Monday-Friday in the morning and late afternoon/evening

Clean building, helpful and attentive staff, great location which is right by the water.
Cons:
The real con is lease renewals, it jumped obviously, but as we move into the off-season I’m not sure they would have someone to fill the apartment.

Take tenant circumstances under account in terms of lease renewals.
