Started bad, under new management

Cons:
Should remodel the gym and laundry room in the basement as they are almost always flooded. Superintendent is super unresponsive, and always acts like he is doing you a favor. Recently groups of kids and teens have been hanging out in the lobby trying to get into the back courtyard to hangout and smoke. Owners are aware but doing nothing about it unfortunately.
Advice to owner:
Get a new superintendent and get locks for the front lobby to keep non-tenants outs

the super Angel is completely rude and unprofessional. he acts as if he's doing you a favor. he will also mostly say it's his day off, he's not around, or to solve it yourself. he also does not follow up on repairs when he says he will.
Management, Danielle, is pretty much absent. you won't get a response until a month out, but be prepared to not get one at all, even after multiple attempts. she's pretty much absent and useless as a manager. they both do not value your time or show any regard to your urgent issues
update you won't be able to use the gym. its usually flooded, not upkeeped, and smells like mold. the storage they try to charge you for is also almost pointless. it's flooded, also smells like mold and rotting belongings. refer to photos. ppl sneak into the building to rob your packages, outsiders smoke in the lobby, but we try to look out for one another here
2nd update as my lease is thankfully expiring in a few months. a lot of ppl are moving out and apts are remaining vacant. groups of 5-10 are now smoking daily in the foyer when you first walk into the building. non residents. they try to go into the back , leave their trash everywhere and destroy everything they touch. they yell and punch each other. the photo of them in the back will only show a few, the rest were in the corner. as per our experience , management is aware, but they don't act or offer any solution. packages are already frequently stolen, this will only make it worse. storage rooms have been broken into the past as well (a year or so ago) and they go into the gym. beware , your safety and belongings are at risk here. you could confirm this info by asking any tenant who has been here for more than 6 months, if you run into one
Advice to owner:
you seem kind based on what the broker told me when I was first considering moving into your building, but both your manager and super are incompetent and totally unprofessional . unfortunately you are being represented by them

It's Pricey for it to be so ~mediocre~

It's clean and it conveniently has indoor garbage chutes and a downstairs laundry room.
Cons:
The basement is semi-permanently flooded, the apartment smells like pet waste, owners hardly respond unless they need to hear from you, the superintended is highly unreliable.

Decent apartment until MASSIVE BUG INFESTATION

Central air, nice bathrooms, close to subway, good light in bedrooms, gym in basement, laundry in basement, weird but cute little back courtyard space, no package theft, kind and helpful super
Cons:
No light in living rooms if converted into a three bedroom, walls made of plaster and literally falling apart, appliances new but somehow kept breaking, landlord unresponsive and threatening. Most importantly, bug issue the likes of which we have never seen and, crucially, neither had the professional pest control guy they sent. He took one look and said "yeah, I think they are eating the walls from the inside. I've never seen anything like this my whole career." The massive quantity of bugs emanating from our walls causing us multiple mental breakdowns during our tenancy. (Slight pro: the bugs MOSTLY would stay in the hall closet, but god forbid you try to go in there, or they decide to venture out sometimes).
Advice to owner:
Get rid of the absolutely insane bug infestation eating walls

Modern, outdoor space, close to trains
Cons:
Contacting the building manager is insanely difficult. The management had zero tolerance for leeway during the COVID pandemic and gave no rent reductions. Getting in contact with building manager seems purposefully hard. For this I highly don’t recommend this building.
Advice to owner:
Follow apartment trends (other apartment management in Washington Heights reduced rent to respond to the pandemic) to make it less obvious that you’re taking advantage of tenants.
