Great building, although expensive

Pros:
Super is responsive to complaints - building is well maintained, regular extermination, nice neighbors, no pests
Cons:
Rent is expensive - wonder if rents are legal per DHCR

Pros:
Bigger units, proximity to subway station and Central Park
Cons:
1) absentee management; 2) lack of care for building; 3) false advertising re amenities in building; 4) very noisy (ambulances, buses, cars) due to location and abysmal insulation for the noise

Front Door is broken and Packages get stolen

Pros:
Looking at the current rental climate, rent is "relatively affordable" considering that you get a nice-sized apartment, washer and dryer and it's also pet friendly. I really liked the super, Kevin. He was always nice and polite to us.
Cons:
I HATED that the front door was always broken and there were people who could walk in and steal packages or go to the roof. There's a 50-50% chance that you'll get your packages.
Advice to owner:
Listen to your tenants. When we say we don't feel safe, don't respond with we'll add more cameras. What are cameras supposed to do during an incident? Get an actual security person to help!

Cons:
* super is not useful
* extremely noisy, can hear everything outside
* water pressure is strong

You will get robbed here and by the super

Newer building, roof top
Cons:
Elevator is always broken
Storage room gets robbed and the super lets his friends in
Super will call you up and curse you out if you make him work
Non residents have access to the rooftop
Daily shootings in the neighborhood
The building is under a federal investigation for packages getting stolen
Management does not put your deposit in an interest baring account as your lease says
Management will give a new tennant a better monthly rate than anyone who renews
Advice to owner:
Stop having your kid run the building and hire a management company to clean the buildibg up

The look of the building.
Washer/dryer in unit.
Cons:
Water bug infested building.
Packages being stolen.
Slow elevator.
No furniture on roof top.
No exercise equipment in “gym”.
Rent is high.
No doorman/security.

Stay away from this neighborhood

Pros:
Is new and has washer and dryer in the units
Cons:
Packages get stolen continuously
Your bike or suitcase will get stolen from storage room as well
Neighborhood is not safe, daily shooting and drunk people and drug dealers
Owner doesn’t fix your appliances when they break. It can take more than 2 months for owners to look at it.
Neighbors are extremely impolite
Advice to owner:
Building is new but starting to fall apart if you don’t take care of it
You should be more careful with the tenants you choose
