Pros:
Amenities are high quality and maintained daily. Management and reception are always responsive almost immediately. Appliances in the apartments are high quality as well.
Cons:
The oven is not a true oven - it works but it is a microwave and an oven combined and very small. The hallways can be loud as the building is largely young people.

Haven in the Lower East Side

Pros:
We’ll insulated from noise and grit of LES. Near subway and Essex market. Large park on 6th floor and stunning views from rooftop. Friendly door staff and generally a well managed building.
Cons:
The paint they use on the walls is some of the lowest quality paint I’ve ever seen. Billing dept screwed up our rent and utilities on several occasions.

1. The apt used to get super humid. AC had to be kept running 24/7 which rakes up the bill. The AC was noisy. 2. The walls are thin. You'll occasionally hear noises.

Essex Crossing - quiet sanctuary in LES

Pros:
Super + staff were all great. Unit was well insulated from the noisy Delancy street it overlooks. Proximity to Essex Market and other LES spots is hard to beat. Unit itself was clean and of good quality. Small but functional gym and large indoor/outdoor lounge space on the 6th floor.
Cons:
AC unit thermostats were not the most reliable and always seemed to be off by 5+ degrees. Wall paint was cheap and of subpar quality, I've never seen paint that smudges easier. Cost.

It has amazing views.
Cons:
The management is terrible and they have a lot of policies that doesn’t make sense at all. No one answer the emails for weeks, and No you don’t have any benefits as a tenant tenant that is reniewing.
Advice to owner:
Management us the WORST

Pros:
Building is impeccable. Staff is wonderful and keeps this place running in excellent condition. Amenities are always spotless as are common areas. Staff is always diligent and responsive with any repair requests - love living here couldnt say enough good things.

Very clean, nice neighbors and staff.
Cons:
The rent went up by over $1k when the renewal came up.
Advice to owner:
Maybe don’t raise the rent quite so much!!! Everyone is going to love our and then you’re going to have to lease them all again. Seems like not worth the higher rent if you end up with vacancies in the double digits every summer.

Every floor smells like weed.
Advice to owner:
Staff needs to pay attention to the door, great residents. Many staff members “not all” glued to their phones. Don’t acknowledge you. The building smells like marijuana comes through the vents. Loud entrance music at times. Unprofessional needs leadership. Wild wild west hallways dirty.
