Pros:
The management is amazing, if there was ever an issue with the apartment we would submit a request online and they would come within a day. The units are very modern and clean. We never had any issues with noise and could rarely hear our neighbors. The amenities are amazing and open almost 24/7. Overall an amazing building and space.
Cons:
Other than the walk to the subway station(around 16 minutes) there is really nothing to complain about. Additionally there is not much around the building(a couple sores/restaurants) so if youre hungry/looking for something youll prbably have to go to 9th or 10th ave

I like having a gym in the building and laundry in unit. Pretty good views, spectacular if you are west facing, more of a family building, but not to a bothersome point

Great building for a great price

Pros:
Gym, roof, views, price, cleanliness, doormen, safety, proximity to Riverside and Central park, online portal makes everything easy to manage, co-working spaces.
Cons:
Far from subway, M12 and M57 buses take awhile and are irregular, roof closes at 1030pm, some neighbors are dirty (but still kind and courteous), people smoke in the stairwell (although management has tried to crack down)

The doormen and package room staff are incredible - this has been my home for several years and I loved it.
Cons:
The units are quite expensive given the size, but that seems to be standard for these large high rises in midtown.

Nice and clean. Amenities are great. Ceiling is concrete so not a ton of noise although you can still hear pet toys etc. All the staff are 10/10.
Cons:
Things break a lot. I once had a ceiling tile fall on me and no one cared. Multiple floods into my apartment over the years. Ac unit is extremely finicky. Cabinet plastic is not heat resistant.
Advice to owner:
Your staff is your best asset. They are awesome.

I loved the community. Everyone was so nice here including the front desk people. I was obsessed with the view of the Hudson and over all the apartment was clean, comfortable, and pretty reliable.
Cons:
We often had our microwave break and the air conditioning would cut off. They would “fix it” and it’d be broken again after two days. There were also these drain flys. They were pretty annoying. However, they didn’t ruin the whole experience.
Advice to owner:
Not really.

My unit faces the River, so it’s very quiet and has a nice view. I enjoyed the convenience the building has to offer with all its amenities. I am a frequent user of the gym, sun deck and ping pong table. If anything in my room is broken, the maintenance team comes quickly and work things out perfectly.
Cons:
I signed a two years lease a few months before the pandemic started, and when I asked for concession, none was offered.
Advice to owner:
Please consider some flexibility when tenants need to break the lease.

The doorman are just there to announce guests, not concierges as sold in the adverts. They’re nice though, amidst of the staff is nice. It has the potential to actually be the luxury building it claims in listings with all the amenities etc. Buttttttt…..
Cons:
But it is actually a gigantic cruise ship of a dorm. There are soooooo many student apartments with multiple people in each. The amenities are terribly small in comparison with the number of units and tenants. People have parties of vast sizes with no way to control, and they leave massive messes. The sun deck has 11 lounge chairs for a building with over 1000 units. The grills on roof never work and are always disgusting. I think the amenities are really undersized for the scale of the building. The elevators are always filthy. The lobby is clean, but individual hallways and elevator vestibule are always dirty. I feel like, with 47 people on the staff holiday card that they distribute to encourage gifting, the building is staffed enough for basic cleaning. The amount of dog related filth is really gross. The trees don’t grow on the sidewalk bc of the dog piss. People are disgusting and throw garbage in the sidewalk in front.
Advice to owner:
Trash can out front. Smokers pole Signs to keep dog mess to a minimum at the entrance. Signs to keep dogs from using tree beds as a litter box. Control guests on the tiny roof so more people can enjoy it. Bring back gym appointments. Too many people for such a small place.

One of the best buildings in Manhattan by far

The people, both neighbors and staff. Everyone is always smiling. Move here ESPECIALLY if you’re a dog owner. No fees for pets, and probably 1/3 of the building has a dog. Vet downstairs is clutch. Also the Peloton bikes, private movie theatre, and 3 roofs.
Cons:
I have heard rumors of people flexing a 2 bedroom into a 3 bedroom (which is totally fine), but then each renter adding an occupant and putting bunk beds in the rooms. Also one tenant on the 4th floor is notorious for their “corona parties” - word of advice, don’t rent on the fourth floor. Management was quick to shut down amenities for corona response (which is good) but are excessively keeping amenities closed - 2nd floor garden, 3rd floor roof, rumor is they save more money this way.
Advice to owner:
Evict that tenant hosting corona parties.

Fantastic Friendly Staff. Amenities Galore, and a Spotless Environment. Management is Totally Approachable and Extremely Responsive to Tenant Needs and Concerns.
Cons:
Suggestion....Perhaps a shuttle bus to subways.
Advice to owner:
Keep up the good work. Please change the Google picture of the front entrance.

The building is new so everything just works really well. If someone this broken, you put in a ticket and someone comes to fix it within hours. Moving in was also super smooth (they have a loading dock).
Cons:
I wish more amenities were open during COVID (pool table, basketball) but I understand. Utilities cost more than I would have expected (~$150/mo for a flex 2br).
Advice to owner:
Requiring masks when alone on the roof is unnecessary

Love The Max!

We have lived here for 2 years and love it here. The staff is friendly and quick to address any maintenance needs (usually within the hour). The view is great - even if your apartment doesn’t have a view, the shared patio is awesome for a breath of fresh air. Washer/dryer in unit is convenient. There are basically 3 grocery stores within a 5-10 minute walk.
Cons:
One con is that it is somewhat of a hike to the subway and there are no shuttles offered. Another is if you have bad neighbors who smoke inside or are really loud (and it’s affecting your quality of life) there is not much that management seems to do to fix the problem or warn the neighbor.
Advice to owner:
The only thing is that sometimes smells from the vent outside enter into our apartment - wish something could be done to address this.

Biggest residential building in the city

All amenities are outstanding and well maintained. Playroom and garden are ideal for little ones. Safe area. Close to all playgrounds. Close to Central Park. If anything in your unit is not working properly, you ask for repairs and they come in 30 min. Polite and positive doorman It does not feel overcrowded People are polite on the elevator Many furry friends
Cons:
This area can get windy.
Some of the people on the bbq area are a little messy and there is no way to control bad behavior and the amount of people that comes in and out And behavior
Sometimes the water smells bad, currently the problem went away.
If your apartment faces the street you can hear the sirens of fire trucks and ambulances quite often at night. Probably other units don’t have much noise
Advice to owner:
You’re doing an excellent job maintaining the whole building. Your staff is wonderful in everyday, I just wish you could manage better the visitors over the summer weekends. Limit the amount of visitors that come forr a celebration on the 31st floor.

Fairly new to building - 4 months. Interactions with staff and maintenance have been good thus far.
Cons:
Quite a hike to get anywhere. Parking nearby has been on waitlist for quite some time (before me as well, word of mouth)
Advice to owner:
Indicator for key rings, so not stopped by concierge coming in and out of the building
