Neighbors and management are horrific

Pros:
The staff (doormen, maintenance, etc) are always so nice and helpful. Our apartment was beautiful and clean with huge windows.
Cons:
Whatever you do, do NOT move into unit 1202. Horrible, noisy neighbor. Will party all night and day (loudly) and fill apartment with bad weed smell permanently. Literally did not get a single nights sleep because of the neighbor.
Advice to owner:
It is unethical to rent out unit 1202 before the tenant in 1201 is evicted

Pros:
- Building is clean and new with central air and washer/dryers in all units. - Amenities are expansive and nice (2 outdoor spaces, gym and lounge areas with good light). - Location above subways and Essex Market is great. A few blocks from Trader Joe's too!
Cons:
- The biggest con was noise, from the outdoors and our neighbor. We were on the 12th floor facing the corner of Delancey and Essex. When touring the unit during the day, we commented on how quiet it was. But the first Thursday evening we lived there (aka the first "going out" night), we got a taste of the noise. We could hear the bass (and sometimes even identify the songs) playing at Hotel Chantelle. Also, since Delancey turns into the Williamsburg Bridge, traffic often backs up and there can be a good deal of honking. We also had a neighbor who threw parties into the early morning hours all throughout the week, but that was just luck of the draw I suppose. - Starting at 10 or 11 pm, a security guard takes over front desk duty from the building staff (during the days there are consistent concierges). This meant that we couldn't access packages late at night, which could be inconvenient if we got home late. It also didn't feel the safest since the security guards didn't know who were residents and who were not.

Great building...but loud

Pros:
Brand new, well maintained, super is awesome. Access to subway is amazing!
Cons:
The Lower East Side is loud! You can hear the music from clubs at night, even on the top floors. Invest in ear plugs!
Advice to owner:
The walls are too thing - you can hear your neighbors. Please enforcer after hours quiet better!

Location is great. Right above the F line, Essex Market, and a Regal theater. Good restaurants nearby.
Cons:
Heating/AC units break down frequently. Amenity space that should be for residents given over for the landlord to grow veggies (no joke). Gym and lobby are weak. Very expensive even given recent Manhattan rent increases.
