Great place to live

Pros:
Clean, great layouts, lovely roof deck and gym, package room was efficient and really liked the doormen.
Cons:
The neighborhood went downhill fast after covid.

Good building all things considered

Pros:
Modern luxury condo highrise with new appliances, lots of natural light and good finishings Helpful front desk staff with easy retrieval system for packages Had a few issues come up with ceiling leaks from the torrential rain storms this year and super was helpful in resolving them quickly Convenient basement gym with some freeweights, cable machines, treadmills, for a reasonable annual fee Unit has ample storage (multiple coat closets, full sized bedroom closet) plus additional basement storage lockers for rent
Cons:
Location, while 5 blocks south of Penn station, still attracts a less than ideal crowd in its immediate neighborhood AC/heating units are inefficient in that they are unable to maintain a constant temperature, are either blasting AC in the summer then stopping or vice versa in the winter. This makes the apartment extremely dry and substantially affects the power bill

I lived here about 4 years ago, so can't comment on it now, but was paying 4600 for a 1 bedroom with a move in offer. The doormen were always wonderful, the mail and packages in a package locker room that felt very secure. Never had a problem with the elevators. Never heard the neighbors. If there were problems, the live in super would always come to fix. If I remember correctly there was a nice gym, and tbh not a lot of people used the amenities. I was always working in the downstairs meeting room. It's a classic new development "luxury" building but not fully luxury for the price tag (for example the inside of the kitchen cabinets werent as nice as the surface), but have no complaints living here.
Cons:
Honestly just the price. I paid 4600 for a 1 bedroom, would never pay that amount for a 1 bedroom again.
Advice to owner:
No advice, I hope the property is still as nice as when I used to live there.
