new building w/many flaws

Pros:
LES is a fun neighborhood with lots of great bars/restaurants. Floor to ceiling windows let in lots of sunlight and offer gorgeous views. Really large balcony (~100 sqft) that's a rare find in Manhattan. Also has large rooftop with amazing views of downtown Manhattan. Boutique building, so you get to know your neighbors. Dog friendly! The super (Benny) is extremely responsive, helpful, and overall a really nice guy and made our stay here really great despite issues with the new build.
Cons:
Can tell construction took ton of shortcuts (shower doesn't drain properly, they forgot to put drain in our shower when we first moved in (which super had to fix), floor isn't level, windows leaked when we first moved in, walls scuff easily, etc) so you're paying luxury rent for not real luxury finishes - it looks nice but upon closer inspection you find lots of issues; don't be seduced! Double-paned windows not enough to keep out screaming crackheads at 3AM (part of the LES experience). Floor to ceiling windows means poor insulation, so your electricity bill will be astronomical (esp in the winter bc electric heat instead of gas). Not enough storage (the coat closet is one of tiniest I've ever seen in NYC and the main closet in the bedroom isn't deep enough for standard hangers). Windows look directly into adjacent building in the bedrooms below the 9th floor. No black out blinds in the living room, so glare is really big issue during the day if you're WFH or watching TV during the day
Advice to owner:
Should've paid the construction guys more or hired a project manager. Hard to justify this level of rent when the hallways have that fake sticky carpet in the hallways, the windows all leaked, etc
