Pros
The on-property team is stellar and one of the reasons I had a hard time not renewing. Andrej, the Super, he is responsive, helpful and always willing to accommodate [he is so good he should be the property manager]. The team at the front desk: Claudia, Noel, Corey, Granite, Karlo: nothing is a big task for them and they provide genuine hospitality.
Cons
The alleged property manager never made an effort to welcome me or connect in person in the 3 years I lived there [mind you, their office is across the street]. Ownership is not responsive either and zero empathy. To be given the privilege to get accepted I paid $3k to this 3rd part company to approve me. When I inquired to renew for the 2nd year, they asked that I pay another $3k through that same company which I denied and that's when ownership made an exception. Had I not pushed back, they would have collected the extra $$$. Upon moving out, you can't use your deposit as last month's rent. They send you a pricelist of cost damages [$70 to cover a hole on the wall] and upon clearance [which takes a while], they mail you a check with the deposit WITHOUT interest [the excuse was that the funds were not placed in an interest based account. Right...]

Connect with your tenants, show empathy and train your property manager on customer service
Fine for NYC standards
Pros
Central location, neighborhood, proximity to several needs (Whole Foods, various train lines, usps, sweet greens, coffee shops, Madison square park, etc.)
Cons
Building management always has an attitude about any inquiry I have. Whether a simple question or holding them accountable for what’s outlined in the rental agreement. I think they might be racist.
Advice to the owners
Hire a new property manager
