Dirty building horrible owner

Pros:
Honestly Nothing at all!!!
Cons:
Honestly everything
Dirty building always food in the halls.
Dog pee and human pee in the halls.
The garbage is always everywhere in front of the building.
Most of the apartments have rat and roach control issues. 
Advice to owner:
Just sell the property to someone better fit to make sure it’s kept up with.
