Apt size and low rent makes up for cons

Pros:
Huge 1 bedroom for nyc standards. 3 closets and 1 small pantry in hallway. Safety gate w/ lock on fire escape. Renovated bathroom and new floor tiles (mostly), live in super. I rarely see roaches and never seen mice.rent stabalized.
Cons:
Before moving in there was no power in parts of kitchen and living room, cracked windows, and a bunch of other things. Live in Super is slow to respond, or doesn't respond, and literally forgets crap all the time to the point where I question if he's either in over his head with being a super or has amnesia. Not the most experienced. I mean, the guy mops with what looks like a dollar tree(maybe worse) mop thats in its last life. Building is not super clean but I've seen worse. For the whole building. New management company seems better and building recently got new pipes put in last and this month. The water doesnt look cloudy or taste funny anymore. It's always freezing in my apt and the radiators do nada. They work for the 5mins they turn on a day and once they turn off, its freezing again. A LOT of cold air comes in from every part or the windows, including the sides of the windows inches away from the frame. Front door to building doesn't work at times with key but it's easy to get in using the key instead to break in.
Advice to owner:
Train super properly, give this poor man a new mop and broom if you haven't already. Fix heating and windows. Fix front door lock. Random shady/creeps walk in at night or early morning.
