Cheap. Cheap. Cheap.

Pros:
Newly renovated building in 2011-2012. One block from shopping center (Stop n Shop, TJ Maxx and Optimum cable store)
Cons:
Owned by Exact Capital. Managed by Wavecrest Mgmt. In 2010 series of 3 buildings (1553, 1555, & 1558) went into foreclosure. NYC HPD came in and allowed Exact Capital to railroad tenants including a 50 yr tenant. Next two years went into renovation and they either paid tenants off to move or relocated them temporarily. On return in 2012, they illegally tried to force tenants out. Some won, some lost. They raised rents which they weren't suppose to do and collected deposits from those Exact said they paid for.
Since 2012, same type of tenants have newly come into building including addicts, criminals and prostitutes. Majority of people are on welfare. Most female stay home collecting while unmarried partners go out and make additional money (unreported to HRA).
The block between E 172 and E 173 Street is overall good. All other blocks are bad. Gunshots, drug deals, violence, and addicts running around. As you can see from outside, management doesnt care about building or tenants, and many tenants don't care about building or themselves.
The building is mopped every so often but never deep cleaned. I guess when they expect an inspection, they touch up or repaint walls only. Floors tiles need cleaning and possibly regrouting. Mice run rampant through the walls and inside tenant's apartments through baseboard heaters or burrowing through drywall. Bugs come through every hole they can find and even tiny red ant-like bugs crawling up brick on outside. No routine maintenance, repair or painting as required.
Wavecrest has many other buildings. They are dishonest and untrustworthy so many tenants don't deal with them. They charge $900-950 for One bedroom which is overpriced for what they actually have tenants put up with.
Advice to owner:
Don't lie. Keep your word and word of the owners. Maintain building better and maybe tenants will appreciate it...and help.
