needs more attention to building when landlord is recieving rent

Pros:
nice looking building
Cons:
need to be cleaned consecutively court needs to be cleaned light fixtures in building need cleaning, pest control is needed in the hallways and the basement where the garbage is place should be cleaned everyday by the super
And finally if a tenant signs a new lease as head of household and enters a new agreement that tenant should not have to pay for a past tenants arrars and if proof is provided the landlord should refund the excess arrears that was applied to the new tenant even though the landlord received payment due to illegally trying to put an old tenants arrears that was deceased on a brand new tenants account that is grounds to be sued especially if paperwork from previous leases does not have that person as a tenant
Advice to owner:
sign release forms to let tenant out of contract bc to many breaches and illegally added fees to new tenant and recieved money he wasnt supposed to
