Landlord/Super Doesn't Care

Pros:
Landlord paid for exterminator when my apt got bed bugs. Close to trains/buses.
Cons:
Super didn't ever respond when called, roaches everywhere, bed bugs in building, packages were being stolen and I was told just don't deliver anything to the building, loud neighbors, dingy appearance, heat didn't work, elevator is janky, plugging in my microwave and fridge in same outlet blew a fuse, high turn over rate...
Advice to owner:
Renovate the building.
