Really poor conditions lousy maintenance

Pros:
Location,apts are good size ,building built in 1927
Cons:
Filthy,poor maintenance ,broken stairs ,mailboxes ,filthy elevator,filthy laundry room ,dangerous overhead kite fixtures in hallways ,super never around , strangers living in hidden rooms in basement and some mop the floors and with dirty mops and water with no wet floor signs ...
Advice to owner:
Hire a good real super clean ,paint ,repair get new mailboxes before someone gets severely cut . Laundry is disgusting .
