Pros:
The view from the apartments is nice and the building is new.
Cons:
Accu Trust Capital is unresponsive. They close maintenance requests as soon as they are opened. The outside of the building is not maintained and 10 foot high weeds were covering the windows in the front of the building. The building is filthy because one person spends 3 hours per day, 6 days a week cleaning. That's not enough time for a 5 story, 49 unit building. The guy works hard but doesn't get enough hours.
Some of the tenants are trashing the brand new building. Expect to find tampons and sanitary napkins in the washers and dryers.
Also, upon move out, after final walk through, with leaving the apartment in pristine condition, you won't receive your security deposit back. I left a complaint with the New York State Attorney General and am about to file in small claims court.
Advice to owner:
The property owner should get a real management company to manage the building.
