Landlord does not repair issues in a timely manner. No pest control

Pros:
Big apartments with lots of windows
Cons:
Apartment has rodents, roaches and the landlord does not send exterminator. Mold all over bathroom and inside closets from a roof leak and landlord just sends to paint not fixing the mold issue. Cracks and leaks on most windows letting rain comes in damaging personal property again landlord does not do the proper repairs.
Advice to owner:
Take better care of the property.
