Place to call home with a lot to fix

Pros:
Rent controlled, super is on point , landlord is understandable
Cons:
A lot to fix in the old apartments, something always breaks or need fixing
Advice to owner:
Invest in fix apartments with residents who have lived there for a long time. Inspect and fix
