Minimalist Landlord Old Kitchen

Pros:
Neighborhood is nice, apartment is big, close to the train, has balconies, decent rent. The super is responsive, but comes when you ask him after the second or third time. Building is cleaned, secured.
Cons:
Kitchen is old, has not been painted in the last five years we've been here. No pest control, the living room floor is horrible!!! Landlord does not replace anything that breaks like the sliding door that ran off the tracks within months of being here. Screen was hanging off our window for years! I know I mentioned kitchen but seriously the kitchen is veryyyyy old!!! It's freezing in the winter, the walls are thin and cold in the winter. Old windows.
Advice to owner:
Fix the property. Update it, and get pest control!!!!
