DO NOT rent any building by Mark Scharfman

Pros:
The pro is you're being warned to RUN!
Cons:
Mark Scharfman (aka Scharfman Organization) owns a LOT of property throughout the boroughs. Each one owned by a different LLC he created. If you look up 'The Scharfman Organization' you will find the full list of all his properties.

He's slumlord, illegally raises the rent more than allowed between tenants, repairs are not done by licensed workers, increases rent via abusing the capital improvement rule, has many lawsuits, etc. I put in for a Rental Overcharge complaint with the DHCR and it was a back and forth for 2 years before we ended up moving out of state. Never got a resolution.

Ok building I guess

Pros:
New Elevator at the I moved in laundry room in the basement. 
Cons:
Hard to get anything repaired, I had a water leak from my ceiling no came to fix it in a timely matter after a while the part of my bathroom ceiling fell and also had black mold.

Sunlight, Location, Public Transportation, Spacious
Cons:
No Intercom, Lobby door constantly open/broke, Basement Sanitation Poor, Laundry in Basement Cheap but Filthy, Super Antisocial & overworked, Ceiling Leaks, Slow Elevator, Infestation Roaches in Basement
Advice to owner:
Don’t be cheap on upgrades when your not cheap on rent
