Awesome Building Ruined By Crap Neighbor(s) And Do-Nothing Managemenr

Pros:
The neighborhood (in day time) In unit washer/dryer Elevator Work from home friendly, wired internet through apartment.
Cons:
Packages keep getting stolen from lobby Hallways reek of marijuana Cigarette smoke from vents and unknown openings will seep into your apartment and management can do nothing about it
Advice to owner:
Have a trash can for junk mail by the mail boxes. Have a place for incorrect mail to be picked up by postman. Make sure people close the main door to prevent package stealing. Keep communication with tenants about maintenance. Prohibit smoking in units through lease

great neighbors, great garbage management, the cats who chill outside are cute
Cons:
hard to get a hold of the manager, one rain storm would cause a week of problems, no warning about building problems to new tenants

Just Fine, Nothing Special

Pros:
Courtyard space in building, elevator, convenient location to 1 train, gym, and supermarket (Foodtown is amazing)
Cons:
Courtyard isn’t maintained at all, so it smells like dog pee and the furniture is dirty. Instead of fixing issues, they’re bandaged with temporary solutions.
Random issues occur; water pressure has been horrible the last 2 weeks with no notice. When maintenance is done there is no advance notice (i.e plumbing so no water for several hours).
The lobby and street level apartments flood when there are heavy downpours.

Mismanaged with lots of potential

Pros:
Each unit was renovated a few years ago and includes new appliances and a washer and dryer. The building is located 1 block from the 1 train and has a fairly new elevator
Cons:
The super does not respond to complains or issues and blames any problem on the landlord. People in the building contact the landlord directly to get stuff done. It makes one wonder: what's the role of the super in this building? No one regularly cleans common areas such as stairs, hallways or the gym, which smells really bad. The building with all the renovations, has such amazing potential.
Advice to owner:
Explain the super his role and make sure he does the work. Someone should be regularly cleaning common areas.

Great building could better with a better landlord

Pros:
friendly, quiet, and safe renovated apts
Cons:
the landlord is so unresponsive never completes tasks, we pay soo much rent and cannot get adequate service
Advice to owner:
Get a better landlord because we are starting a tenants association and we plan to complain to the housings authority. People are moving out and not resigning their lease because of him. Do charge high rent if you can provide what comes with the cost.
